anyone know when is the estimated completion for KR2 ? ... it seems like taking forever ..

Huh, S&P signed at late 2012.
Estimated completion is Sept 2015 and comply with 36 months period from the first batch date of S&P signed.

This is 30+5 storey building, hence ground works taken a year and now already reached Lvl 2-4 for residential after 5 storey car parks had bern up. I think it is in line with completion.

Even got possibility of early delivery leh. Why?

oh u signed late 2012? hmmm i think i signed earlier .. tats why i feel so long lol .. >.< havent been catching up with it .. >.> oh it's already 2-4 levels ? great .. i have not went to see it since i signed SnP lol ... great to know it's progressing.

Oh, no la. I Tower 3, so signed at Oct but stamping dated Nov 2012.

Tower 1 and 2 signed a bit earlier but how early also was Sept 2012 bcz the dev obtained the APDL by then, so stamping would be Sept or Oct 2012 onwards no matter how early we signed.

30+5 floors for 3 towers definitely take time for the earth works. But since only 8 units per floor, it isa bit easy to go up if they rush. But nvm la, now market so so only, so I dont mind it is slow.

i agree with u, pass by KR1, the building design really looks like those medium end apartment and the worst is the external white color paint looks so dull...

the real good pearl white color paint should be similar like the zest, really looks shining from far away...

by the way, the nearby the Z residence looking good...

Yes Z Residence really looks upmarket despite its high density. I think KR2 developers need to seriously reconsider their paint scheme and quality. Just cuz the price is cheap doesnt mean they can offer us a substandard product.

To all owners, please do not take this paint issue lightly. You will suffer the consequences in the future if you allow the developer to get away with this. Luckily we have KR1 as proof of how the paint has deteriorated over the past 6 months.

If nothing is done, KR2 is gonna look like some cheapo condo. Remember that you can have all the facilites you want inside, but first impressions count and so far i dont have any confidence about this from what KR1 has turned out.

Ur fren wants KR1 or KR2?

KR1 is subsales now, sure got unit but I think most likely got to wait till VP bcz most owners not willing to sell and those willing already secured their buyers. Or, ur fren can take a look into ZR, which is going to VP soon after KR1.

KR2 no more dy. maybe next year end buy subsale bfore VP.

hmm... i have this question in my mind and mr. google cannot give me the answer.

since this is a leasehold condo, when we want to renew the tenure with gov (land office), the premium will be shared by all the owners? or is it on individual basis (based on unit's size)?

as far as i know, the leasehold renewal premium is calc based on the the land size. since we hv many units above this land, how is the calc for condo?

If I'm not wrong, the renewal have to be done as a whole, meaning every unit have to agree and fork out a sum of money (Provided tenure renew has been approved from authority). Correct me I'm wrong.

No idea in terms of calculation. By the time it is due for renewal, I've already moved to another world. laugh.gif

LRT completion can be done anytime within this year or 2015. Only the Puchong stations were slower.

But the line and operation could be open or started by early 2016.

Hmm, unsure whether the LRT could play such big impact for the area to be boom. For me, I trust the location more than the LRT.

2016 could be the early time since Treez just VP, KR1, ZR and KM 1 West all to b VP by this year, thus 2 years period could bring some occupancy to fill up the houses.

Pavilion 2 not so soon. Mall would be earliest by 2018, I reckon within 2018-2020.
