pv boss also kinda superstition , he like yellow because yellow is 'wong' in canto . that's why most of his condo is in Yellow & White .

non of them is design in yellow & white , but all end up is with yellow ~

I don't think so, the procedure should be proposal to dbkl (normal, like devr submit construction plans, etc), can't be instructed by dbkl what colour to be used hmm.gif

looking at the design, it is soo different compare to previous pv project...

should start from min 450/sqft for this though still a high dense development...

i went to PV danau kota office to register.

the title shud change to PV17. PV7 is at taman melati (multi storey shops next to PV8)

according to SA, phase 7 is service apartment, so the fees/rate will be higher i think.

fyi, phase 7 located infront of the new SRJK , i think many parent will like it.. just walk to school.

was told that this project is priced from RM410 psf and sizes from 900 sf ft

Location according to Wikimapia.org, is at the old Kg Pengantin

PV6 is lower price PSF wise, now it is 410, an almost 50% increase.

The spillover effect, and the future expected rent. If RM2000 can rent a 1333 sq ft apartment and a 900 sq ft apartment, which do you choose (and a lower utilities price at that)

Phase 7 starts at RM410 psf (according to developer which i called yesterday)

Phase 7 is commercial title with commercial utilities rates, quit rent all more exp.
Phase 6 is residential

Phase 7 closer to high tension cables (not THAT near yet)
Phase 6 slightly further away.

by looking at the face of this new condo, anytime they will launch it higher than 410/sqft...

Phase 6 is along the industry area, before Honda service center there, you can see it's building up ..
From the main access, you can't see it yet, because it's still not high enough.

PV6 is the one with darker brown color in Taman Melati, PV7 is the commercial lots building.

Phase 6 should be no more already, Phase 7 may come soon, site is opposite of PV128 the area.

hence my earlier statement that PV16 is indeed a slightly better buy.

however just wondering. Since pv16 has commercial shops (10 units, unknown whether developer keep or open for sale), does this mean the title is commercial?

Went to Setapak recently and the place is totally dominated by PV developments and all the phases look practically the same. Understand the rental market is mostly for the TAR students..good for them to have decent dwellings now unlike during my time. However can the student population absorb all these new supplies if many purchasers are buying for rental income?

i think the rental market is still very attractive in setapak. from my observation, these students normally stick to these area even though after graduated.

but 1 day Tar college move to other place for expansion. this place will be dead.

can they really ask for rm800 psqft......

TAR if / when got move, all PV's will jadi Menara Alpha.

if u are coming from KL using Jln Pahang-Jln Genting Klang, u will see Festival City Mall on ur left, on ur right there's Shell & Petronas. the sales office near Shell and the service apt will be at the back of Shell... it's very near to Jln Genting Klang. in future sure very jem & messy.. huhu

i dun think any unit left after lunch if going in this rate. some are buying few units , booking on behalf of family, sibling, relative, fren etc.

i think sri rampai access is better due to DUKE nearby eg Setiawangsa + Semarak..

yes, but pv recent practice after you book you say don't want they'll refund you in full, so this kind of booking can be no-brainer action

Went there this morning nicely queue up de. When door open stupid management staff not trained nor do they have any planning on the situation, even after so many launches. Seriously WTF. I was first 20 person in line, but no numbering system or anything when all the aunties go in, macam beli ikanayam.

Worse still, registration form pun tak cukup, floor plan also not prepared for people to refer. Like a total effed-up gang rape. You can literally hear the sales girl screaming after kena sandwich by guys.

Aunty uncle tolak tolak nvm, pen tak bawak never ask just open people's pencil case to take (yes, referring to my own pencil case). I got floor plan form, I referring halfway one aunty come and ragut (true story bro) and ran off to her son. Don't believe ask anyone who was physically there in the morning.

Developer tactic, make units seem like all sold, memang tak peduli u die or not. Those ppl take 5x above unit like never seen properties before. Nothing done to control this Sakai behavior. Adoh, my rant also become walloftext kthxbye already.

Verdict: If the event management ini macam, you trust your investments in them? Maybe I noob tak biasa that's all.

Haha~ all my kawan-kawan also booked already, but I didn't receive any SMS / Email, so I don't even know there's a soft launch. According to them, it's considered cheap in that area around 370k for 900sf, where to get more in near KL area?

I think the developer keep a lot of units and let the customers to buy all those not nice units first.

when the time launch, if developer dint control, this all fella will earn with just sell it to any person.

if developer dont give consent to transfer, then more unit to floating up.

when they know need to pay 10%, all the unit will floating up

it is possible sold out in a few hours!!
As some VVIP (eg old PV customers, staff) already book in advance. the vip no need to go during launching, just call the SA 1-2 days in advance /after received the SMS. I dont think they are given nice units. as some nice units are more expensive eg corner +6k , high floor ++ etc. i think they will be a mix of good n bad units. only own stay prefer nice units.

understand many VIP book many units in one go. i saw many of them come in the afternoon to place the 1k deposits.

those come earlier during launching eg 8-9am need to grab from the limited available units . (maybe less than 50%??).

Heard by 11am 100% sold out. They can only register as waiting list (to see if VIP let go any units , which i dont think so..).

This is a very good strategy by PV, new customers will try very hard to grab a unit since limited supply, the old customers being afraid of losing out will try to persuade their ralative, fren to take up their remaining booking and tell them they dun hv to Q up n register as waiting list n have the "previllege" to own a PV unit. ppl Q up also can not get. very tempting right??

those drop out units (shud be very few) will quickly taken by the waiting list (and they will feel damn lucky/shiok too) ,,,at the end all units sold out..

those can not get a unit will register n wait for phase 8..and this goes on..

i dont think PV is interested to keep any units. this will affect their cash flow. there are still many phases to carry on.

anyone managed to get one??

yes PV will never give consent before VP

even before sign only relative can transfer (ofcoz they can claim they r relative blah blah..)
as i hv said, the VIP will able persuade their ralative/fren to place 1k after reserved certain units with SA. no need to worry abt transfer etc..

yes, they are not stupid. and i definitely not.. (i m also an uncle)

the wall paint = cap ayam
lift = easy broken
many shoe thief
many student make condo as hostel & fake access card
pent house were convert into many rooms to rent
outside condo got many ppl park at the road curb... road become congested

there will be shops below the service apt similar to PV12, zetapark/loft (festival city mall)
i think tenants still prefer to live nearby shopping areas.
pv12 is abt 350psf, while Loft is abt 550psf, so phase 7 is still consider cheap.

2nd ~ 9th floor is car park ,
2nd 3rd floor is for public/outsider car park
4th~9th floor is for resident car park

1st things u have to remember , if your car park is locate at 8th/9th floor .

i don't actually like the concept of having to pay rm410psf unit with commercial rate utility bill but without a proper shopping mall below. I think the shops will be hard to survive.

yes all strata shops hardly survived unless they do nightlife biz eg scott garden @old kelang road. lots of pubs, bars there, will be even more after all the 1000+ units SOHO VPed

Most of the PVs in Genting Klang area is leasehold except for Taman Melati Utama that mainly are freehold. At steven corner near the flat there also got another condo development but the price if u call and ask u will get a shock of your life brows.gif

if without tiles on corridor/walkway, the condo may consider low end already.... PV hv13 tiles on walkway but the workmanship is dropped as compare to earlier PVs.

Other PV I dont know but for PV 13, have access card or no access card is no difference bcos if u don't have access card, the guard will open the door for u... somemore there are lots of African staying here and they are very very noisy... i am not discriminate them but when a condo with many African staying, the condo will be downgraded.

Anyway, hi end or low end is very subjective. I just wanna highlight the issues in PV13 and hope these issues will happen to PV 15, 16, 17 and the phase 7.

i am not the owner for PV13 but just tenant. plan to move out after contract ended.

Just got some info from my friend who own a unit at PV15 .

Management has set a new rule , to prevent overflow on swimming pool & Gym

RM25/person/year require , need to apply access card with the person photo ,
only can enjoy the facility swimming pool & gym .
* My friend hav complaint with management , mangement reply that they need RM3000/month to maintain the swimming pool & gymnasium sweat.gif
* Only the person with photo face can enter to use Swimming pool & Gym

i was like WTF rule is this .
If let's say my relative children come visit me on weekend & they can't even use the swimming pool ?

If I am an owner of this condo, I would be very piss off if I need to pay another RM25 just to use the swimming pool. I believe this is another way to squeeze more money from the owners.

They can set rules to swimming pool easily without the need of owner to pay this RM25. For me this is totally unacceptable.

for ur info, PV 13 also doing the same... neeed to show the access card with pic which cost RM25 (RM20 deposit which is refundable & RM5 admin fee) for 1st year and subsequent year RM5 (admin fee).

but last time the security was not so strict & don't insist on seeing access card. now I don't know bcos I have 2 to 3 months didn't go gym & swim...hehe

PV Lake City = PV Genting Klang. PV 3 is part of PV Taman Melati.

PV Lake City consist of PV10, 12, 13, 15, 16 and coming PV 17 & 18.

as what I observed, PV 10 & 12 not much African but PV 13 which is newer than PV10 & 12, have a lot of African. not sure PV 15 (jz take key recently) & PV 16 (i think take key soon) will have many African move in o not. if so, it may mean it is a trend that African move in Setapak & god bless those bought PV17 & 18.

so far PV Taman Melati much better than PV Lake City and it a freehold. Bro staying PV8, not much students and mostly family staying. quite peaceful. mayb the sq ft is big and not suitable for students & affrican as the big sq ft occupied by living room.

I buy PV3. PV8 very expensive zzz, now PV2 need 510k++, PV8 550k++.

PV3, PV5 and PV6 need 430k++.

but lucky is i buy at last year 2012 for PV3 only 370k....

for PV5 i recommand dont buy, because PV5 management is not under PV, the maintenance fee is 0.15 expensive than PV3 and PV6. but the maintenance very lousy, the access card machine spoil so many year still not repair, now the PV5 like free enter and free go out.

So dont buy PV5, you will cry if you buy...

There might have some pull out units since long waiting since feb/march.

MRCB to build Giant hypermarkets in Danau Kota in Setapak and Kampar

PETALING JAYA: Malaysian Resources Corp Bhd (MRCB), via wholly-owned subsidiary Gelanggang Harapan Construction Sdn Bhd, has accepted an award from GCH Retail (Malaysia) Sdn Bhd to construct Giant hypermarkets in Danau Kota, Setapak and Kampar, Perak on a design-and-build basis on a contract sum of RM80.8mil.

The breakdown of the total is RM45.8mil for Giant Danau Kota and RM35mil for Giant Kampar.

Giant Danau Kota will be constructed within 12 months and to be completed by October 2014.

The Giant Kampar will be constructed within 10 months and to be completed by August 2014.

Both projects are expected to contribute positively to the future earnings of MRCB group.

Hi, am new for this forum.

Might move into the apartment on 2017.
The only headache part is there's only 2 rooms for my Type A unit. The floorplan is a bit difficult to partition another room. I need a small space for my books and computer as workstation.

Correct name is PV21. Located right beside a chinese school. No idea how the traffic in front of the apartment during school peak hour.

Very obvious a place full with investors as owner. Only got 2 type of tenants majority here:
1. Students
2. Foreigners (Arabs especially)

considered one of the fastest rented newly complete condo last year, as i see 80+% occupancy after 5 month of VP at mid 2017. I rented out mine 2 days after taken key biggrin.gif , but tenant move in before defect works done

Both PV 12 and PV 21 can get below 400k at the moment.

Difference is the size of course.
PV 12 - 1200sqf.
PV 21 - 900sqft.
At the same pricing.

1040sqft unit (3 bedroom) sold at 374K.

Not worth to invest in PV21. Main entrance will be congested during school hours. Too many condos being built in the area, new condos with better facilities. Supply will exceed demand. Also the developer is very old fashioned and lacks new ideas. Same old design repeated over and over again.

Agree, Setapak only 1 TARC School, but surrounding condo so many, genting klang , wangsa maju, Taman Melati. The rental sure Very lower.

If target student tenant better go to Subang and Sunway there area have more than 15 to 20 universities and college
