PV using cheapo material , heard that boss is quite a kiam siap person .

pv boss also kinda superstition , he like yellow because yellow is 'wong' in canto . that's why most of his condo is in Yellow & White .

there will be shops below the service apt similar to PV12, zetapark/loft (festival city mall)
*
Most probably it's a small shopping center (1 floor only)
can't really compete with festival city mall .

btw one more selling point is , foot step to new Giant

carpark at 8th/9th floor is quite common in today condos especially in klcc area.
land is limited so developers have to build upwards.

actually it is not that bad, distance is less than 500m
*
then it could be the 1st condo's car park which is locate at 8th/9th floor out of KL town area . biggrin.gif

i can say PV quality is above average.
oni downside is higher density.
many mid end condo not even has tiles on corridor/walkway!
some dont have covered multistorey carpark
some dont have lift lobby /access card
...

of coz u cant comapre PV with hi end, luxury condo etc.
*
For material , their material is good ,
but their plan design & colour design sucks badly ( yellow looks cheap )

btw one things i dislike PV this developer project is .
if you notice clearly , most of the pv project has limited space for car park / high dens .
Why ? PV boss are famous in 'kiam siap' one , stingy .
car park space is very small . somemore they build condo just infront of car park floor ( i think there's 2 or 3 unit , their condo just infront car park doh.gif )

and some of my customer do tell me also , PV boss never open a jamuan or what for buyer
and even when they launching project also , they don't build building model , print those paper material , no .
they only give u a pcs of A4 paper of building plan . doh.gif

maybe PV is just like Air Asia - no frills developer mah.. that is why they offer cheap price lor..

which PV the car park are facing the resident units?

yes, their floor plan design is not good due to high density layout.  they have to maximize all space to build apartments
*
they maximize the profit Lol
i think is PV13,14 or PV15
There's 2 or 3 unit residence is facing car park one . residence lot just right infront the car park . open door and there's car park LOL

All Sifu, do you think this is a good investment though?
*
no sifu gonna tell u it's 100% good investment due to current property market is stagnant .
btw i would say this project is 50:50 , surely u can earn on it , but maybe not too much .

Just got some info from my friend who own a unit at PV15 .

Management has set a new rule , to prevent overflow on swimming pool & Gym

RM25/person/year require , need to apply access card with the person photo ,
only can enjoy the facility swimming pool & gym .
* My friend hav complaint with management , mangement reply that they need RM3000/month to maintain the swimming pool & gymnasium sweat.gif
* Only the person with photo face can enter to use Swimming pool & Gym

i was like WTF rule is this .
If let's say my relative children come visit me on weekend & they can't even use the swimming pool ?

*Currently maintenance fees is RM230/month/unit

lots of high density condo facing these problem NOW. More so going forward.

i think it is a reasonable rules. 25/year is not that much.

eaxample , parking in downtown one day already 30 per day.

u should thanks ur condo mgmt. at least they are doing something.

rules like this....it will become industries normal policy soon in KV
*
my concern is not about the RM25 , is about the access card .
if they wanna avoid outsider to swim inside swimming pool , easy ,
make a application form at mangement office , whoever wanna swimming , show your owner access card , and write down how many person you will bring .

it's easy to avoid overflow & outsider swimming & use the facility in gym room .

So right now owner of houses can't even bring outsider (relative) to enjoy the swimming pool ? it's ridiculous , i don't see any others condominium do so too .

1) if who wanted to swim, show your own access card write how many wpople will bring
If one person bring 3

30 person bring 3 =90

also oveflow what... it goes back to your overflow problem again.
*
the point of register to swim , is try to limit it at 30 person inside swimming pool , that's all .

btw , there's alot of way to limit outsider/overflow on facilities room .
** outsider can simply enter pv15 since there's no gate yet .

it's not adding a RM25 extra access card for those who wanna use those facilities . since it's not really convenient for a family residences .
1 family 4 person , so 4person have to pay RM100 already .

one must be very familiar with this place.

but it has become very hugh density already with so many pv.

basically. overflow during weekend already very usual with 800 units new condo.
*
