I just called the Marketing Dept (4023 3666)

was told that this project is priced from RM410 psf and sizes from 900 sf ft

Location according to Wikimapia.org, is at the old Kg Pengantin

PV6 is lower price PSF wise, now it is 410, an almost 50% increase.

The spillover effect, and the future expected rent. If RM2000 can rent a 1333 sq ft apartment and a 900 sq ft apartment, which do you choose (and a lower utilities price at that)

Phase 6 was sold at about RM280-RM320 psf i think
Phase 7 starts at RM410 psf (according to developer which i called yesterday)

Phase 7 is commercial title with commercial utilities rates, quit rent all more exp.
Phase 6 is residential

Phase 7 closer to high tension cables (not THAT near yet)
Phase 6 slightly further away.

the additional parking is "force" purchase, meaning that it isn't included in the final selling price.. more like final selling price + RM15,000

hence my earlier statement that PV16 is indeed a slightly better buy.

however just wondering. Since pv16 has commercial shops (10 units, unknown whether developer keep or open for sale), does this mean the title is commercial?

if anyone want to talk rubbish and suggest things that has yet to happen (if earthquake / asteroid / tsunami hit something) and causes the market to tumble =.=

if it isn't facts, please do not post rubbish here. discussing the development does not mean implying things that have no substance / news.

anyways, there is a chinese school here (fact). maybe in future there will be new IGB / SP Setia / Mahsing / UOA large commercial project here at RM2,500psf (fiction)
