yes all strata shops hardly survived unless they do nightlife biz eg scott garden @old kelang road. lots of pubs, bars there, will be even more after all the 1000+ units SOHO VPed

got DIBS , no Discount .

900 sq ft, 380k, 2 rooms
1040 sq ft, 3 rooms

Got 39 floors, with 2 blocks only, 500 units each
altogether 1000 units.

Thanks for your kind information, but I called to management office twice, both of the sales person also said no DIBS. Would you mind to double confirm on that?

PV strategy is sell mid hi end condo at lower price but higher density

I don't think PV condo can classify as mid hi end condo.

currently staying at PV13 & with their quality of work, max also mid end oni. my opinion.

Most of the PVs in Genting Klang area is leasehold except for Taman Melati Utama that mainly are freehold. At steven corner near the flat there also got another condo development but the price if u call and ask u will get a shock of your life brows.gif

oni downside is higher density.


many mid end condo not even has tiles on corridor/walkway!
some dont have covered multistorey carpark
some dont have lift lobby /access card
...

of coz u cant comapre PV with hi end, luxury condo etc.

if without tiles on corridor/walkway, the condo may consider low end already.... PV hv13 tiles on walkway but the workmanship is dropped as compare to earlier PVs.

Other PV I dont know but for PV 13, have access card or no access card is no difference bcos if u don't have access card, the guard will open the door for u... somemore there are lots of African staying here and they are very very noisy... i am not discriminate them but when a condo with many African staying, the condo will be downgraded.

Anyway, hi end or low end is very subjective. I just wanna highlight the issues in PV13 and hope these issues will happen to PV 15, 16, 17 and the phase 7.

i am not the owner for PV13 but just tenant. plan to move out after contract ended.

But location of Phase 7 is quite strategic as it is very near to the new Chinese primary school and Giant.

For material , their material is good ,
but their plan design & colour design sucks badly ( yellow looks cheap )

btw one things i dislike PV this developer project is .
if you notice clearly , most of the pv project has limited space for car park / high dens .
Why ? PV boss are famous in 'kiam siap' one , stingy .
car park space is very small . somemore they build condo just infront of car park floor ( i think there's 2 or 3 unit , their condo just infront car park doh.gif )

and some of my customer do tell me also , PV boss never open a jamuan or what for buyer
and even when they launching project also , they don't build building model , print those paper material , no .

There's 2 or 3 unit residence is facing car park one . residence lot just right infront the car park . open door and there's car park LOL
