Is there anyone here markup the purchase price when applying for a loan for Pentas? how much does the bank value the property?

Pentas is new property wor need to evaluate? U buying subsales before vp?

If you buy a subsales property, then you need to engage a land valuer to value the property you are interested.

In norm, the valuer will base on the following :-
1. The latest transaction in that area / near to that area
2. an increased of 10 - 20% of selling price of newly VP unit

But, if you are buying a unit from developer, you are UNABLE to markup.

As promised. You can compare TTDI alam impian fence (1st picture) and I&P alam impian fence (2nd picture). Almost identical.

This one is near canting rite. This type of fence is more expensive compare to the green color one.

Yup, definitely not the chokia green colour type. huhu

I think the right time talk about this is after Pentas VP and form a RA.

But it will be the best ..if we can get the fencing done b4 vp as it;s much more easier for developer to do for all of us...instead of forming RA...some will have diff view..and not supportive on the fencing issues....create some complication along the way that can delay our goal of this fencing issues...

I finally got chance yesterday to see AI Pentas - my unit and any other Pentas. It's sooooooo spacious!!!!!!!! Yeay!!

Do we allow? I dont think so it still back to title issue.

I believe, the gated and guarded issue has been repeatedly voiced up in this forum from version 1 & version 2.

I wish to make a fact to be known for all here:-

1. To be LEGALLY gated and guarded, you are required to construct the development as STRATA development.

2. Legally, the development are NOT ALLOW to put up gated before VP / CCC

3. Legally, even you have 80% or even 100% owner signed off to agree to put gate BEFORE VP, the developer STILL NOT able to construct before VP. As, it is against the approval of building plan and against the By-law

4. Legally, if you put up gate before VP, i assure you that you wont get your CF / CCC

I think ttdi ai is not strata title. Till now i am still wondering why they can cf ...

Since fencing is something not possible before vp, I suggest we lobby inp to build at least a proper giard house. Still I cannot understand why naza ttdi can do that, bear in mind they have same individual title like inp.

As some one mentioned earlier inp has budget to build one, we shud focus on guard house first. Othewise it using contena as guard house is soooo damn ugly
