Actually both A1 and A2 got its pro and con.

Ya, agree that, due to Pentas 3 have full glass door next to the main entrance door, thus can see thru the living hall n kitchen. In fact, it can be covered by curtain and in terms of feng shui talk, I only like the wooden door on the side instead of directly facing auto gate. So, it wont be consider easy come and easy go.

A2 also has disadvantage of being dining hall sandwich btw living hall and kitchen.

Honestly, if own stay, I am much happy if, no powder bathroom at the living hall and no bathroom for the utility / maid room. The bathroom shouldnt attach togrther with the utility room or at best, build next to it, so if a wife cooking n need to go toilet, she wouldnt have to go thru utility room, guest room or thru living hall.

For investment being, I definitely picks A1 due to larger built up for a small premium.

Take ur time and hope ur loan is approve. I still have plenty of time to hunt a good landed. Investment play I am not worried it. Just worry I cant buy due to loan issue n downpayment issue. 30% of Pentas 3 is really not low. Hehe.

I only like Pentas 3 bcz it completed next year and it was a really fair price compare to most landed. I still considering Nukilan 3 due to cheaper and easier to sell upon completion for lower absolute pricing.

For me i dont see a big issue on this. Temasya Glenmarie also made from sandbricks while the wall separating between 2 units is made from clay bricks, same as pentas. The appreciation went up to the roof, still. I am confident pentas can do the same.

Clay bricks is definitely better, sound and heat insulation much better, new type called Kalsa bricks also enhance hardness compared to sand bricks

R u sure? I read in temasya glenmarie thread it wasnt like that? This is citra of temasya glenmarie: http://www.temasyaglenmarie.my/pdf/citra.pdf check page 22. Whats wrong of comparing? Same developer, right? Tired la wanna argue. So maybe citra is not phase 1?

ya...i have intention to own stay for a few yrs...if you want to flip..i dont think pentas is a good choice..because not much capital gain and high entry cost...i think the value will double in 7-8 yrs time (if our economy continue to grow) to fully realise it's potential...so pentas is good for those with strong holding power..i think..my personal opinion..dont shoot me..

I guess 5 years will see a good gain. No need 7-8 years so long. I planning for own stay at least over my GST. biggrin.gif
Anyway, if that house bring me a wealth and good fengshui, I will stay with longterm.

Bro, you seems familiar about fengshui. You know mean of left is dragon, right is tiger? Usually how we sure from a house left or right that inside facing out, or outside facing the house?

I am still unsure true or not but my valuer confidently told me that my unit in Pentas 1 would reach RM1.3 mil after VP and may reach to RM1.6mil in 2-3 years. He based his opinion on Tinta with same size land and build up. The price was RM1.1mil from developer. Lets see true or not.

Just visit AI sales gallery last saturday, Pentas 2 left only 3 units for bumi and Pentas 3 sold out (SA told me)? ermmm

Nukilan 3 got 13 units available.

and I realize that the canting shop lot (not the petrol station) - right hand side of the shop lot is doing some piling thing, anyone know what will they construct?

No la bro. I wanna stay here. Close to my parents and the mosque in Nukilan (I wanna stay close to the mosque but not too close that affects my property value. Sometimes it is not always about the $$$).

However, if reach to a crazy high price, I might sell. tongue.gif
