I'm in dilemma right now. Almost 3 years working here at cyber, I finally thinking to buy a property for own stay. I've shortlisted BSP skypark and mutiaraville. All have their pro n cons.

dear wise LYN, please provide your insight on this.

Mutiara Ville is most probably above your budget.

You can PM me if you want my honest opinion on the development/developer.

I would not recommend my friend to buy a unit here, but, at the same time, I would not discourage people to buy.
It's up to individuals to decide.

i mean im on the neutral side.
it's comparably cheaper but there are some risks which you might want to know.

are you one of the buyer?

Mutiara Ville is a serviced apartment.

on commercial title land, only serviced apartment is allowed.
condo can only be built on residential land.

Be warned. High risk..Non GRR units need compete with GRR unit owners and other development..... Just my opinion. However location wise, very near MMU

Mutiara ville ll be student heaven. For family, ur current bbudget best choice should be Serin if u wan relative new condo. Well, If you push a bit from 440k budget u might get 11xxsf 3 bedders at Serin. Of coz, it wont escape from some students as your neighbor but it ll be much lesser than mutiaraville. Mutiara Ville has enbloc investors all there to play rental game. No point to be there competing with Gavin Tee's sstudents. Lol. Stay away from them, i would stay away from the apartment that cum with this sort of dominant owners' profile.
