How about Ameera?

Consistent with Five Stones, as quoted by sonycamera.

Never stayed in condo before.

Thought someone told me before calculation of maintenance fee is something like:

Maintenance fee = (unit area + carpark area) x rate.

Looks like I might have been wrongly informed.

Oh, and unit area also includes aircond ledge, if any! sweat.gif sweat.gif

I really like the WOTP and am thinking to get 1 unit for own stay. But the cheapest unit available now I believe is 900k+ which is not cheap at all so I need to really consider all the pro and con. I have been following this thread so I know roughly the pros and cons.

The reason I still hold myself from getting it is that I work in klcc area so the time needed to travel back and forth daily will be of big concern. I wonder how bad the traffic would be in the peak hour, say 6.30am and 6.30pm onwards. One hour can reach the destination?
Any other route besides the jalan cheras-kajang?

Your opinion is appreciated.

Let me tell you a story from my personal experience brows.gif

When Ameera Residences was launched in SS2, like many, I was wowed by the show unit, the finishing, and the whole lifestyle that they were offering. I still remember people were saying, "Are you crazy? RM290psf in SS2 facing low cost flat? Good luck to your investment!". So because of this, I put off from purchasing a unit.

It was only in 2009, I revisited the development and that time they had a mock unit of the unsold types, and when I checked it out, I was impressed with the actual workmanship, and the layout, so I decided to bite the bullet, at a premium of 50k as the price has increased.

Fast forward to present day, did I make the right choice? Totally 100%. Apart from the capital appreciation, Ameera is still one of their best products yet, considering the size and design, and the purchase price, you really get value, the value that SDB had created. Yes, they had the usual teething issues of delay of defect rectification, and some other issues, but at the end of the day, SDB creates a lifestyle, and the hardware (ie, the building design, the product) that is different from the rest.

So if you think you want to own the product for own stay but at a premium price, I'd say it will be worth it because it's what you will be going home to every day. And for that reason, going to home Ameera was a joy because from the moment you enter the guardhouse through to the classy lift lobby, to your corridor which is sleek and timeless, you will truly feel you have found a home.

And that's my story for now. Sekian!

Aiseh...not build the park first la.

That's what the design concept is - first they design the park, and then only design the blocks around it, they are talking about the design concept - not actual construction plan.

Foundation will take longer as it's earthquake-resistant, once the foundation is done, it should progress quite fast.

Just so you know, don't expect the plants to be fully lush like the artists' impressions. It will probably take another 3 years before the plants can mature and look like the artists; impression. The same thing happened during Five stones VP - the trees are not matured so you don't get the artists' impression outcome. Only now the trees look better.

It's all about cost isn't it, at the end of the day, they are a company in for the revenue. Planting mature trees will be more costly, that's why I was disappointed during the VP of Five Stones.

As I remembered, I've read in one of those SDB news article, mentioned the trees would be planted somewhere when the construction starts and will move in to the site when it's ready.

That would be BKP, for Verve Suites smile.gif

These look like Rustic tiles...one of the primary features that characterizes this style of tile is its imperfection. Rustic tile colors typically include reds, browns, and other shades found in nature. Colors are muted, and emphasize earth shades. It gives a classic old world look...together with wood flooring and greenery around ...is very nice...I think most SDB products have this sort of rustic design.
*
It's actually discoloration of the tiles, this was subsequently fixed and it no longer look like that now smile.gif Five Stones deserve the Gold for the design of the building cool2.gif

In my own opinion, WOTP has much more potential than Five Stones to win awards. The concept are strong, the only thing it lose to Five Stones are Location.
In term of investment, do not think it will be able to catch up with Five Stone or Ameera, maybe close in long term..
*
WOTP will be much better in terms of product offering, obviously too as it's a newer and improved product. It also combines two great names GDP architect and SDB, furthermore with Colin Okashimo doing the landscape.

As for capital appreciation, it may be harder to achieve what Five Stones / Ameera had done, in terms of percentage.

Glass balustrades may not age well in terms of design, and it can feel a bit cold.

For me the railings used by SDB has this timeless feel, also let's not forget that the large balcony is meant to give you the sense of spaciousness, and the ventilation is a huge part.

Ameera Residences do not have rubbish chutes - just a designated room with a large green garbage refuse bin with lid. Cleared daily.

My concern is on raining season, rain will splash on the corridor area. Wonder how we walk back to our units along the corridor when its raining and windy.

Thats what happened on Five Stones, especially those high floor units will be affected. End up they installed arcylic to cover those brick holes..but then blocked the airflow..
*
For Five Stones, when it rains, it really floods the corridor. There were proposals to block the rain with some sort of barrier, but many residents reject this idea as it will prevent air circulation. Also it will not look too good either. Would prefer it as is because the breeze is really something nice when you alight from the lift. Recently it appears that after rain, cleaners were deployed to sweep the water away.
