Wow, 84 acres is not a small project but a medium one...

The DSTH looks affordable given its size of 20 x 65 and 20 x 70 ... Even with 2 1/2 stores link with 20 x 65

The facade looks quite not bad ... But must see the pricing ....

dropped by the show unit, not opened to public yet as under renovation. called number in the website, no one picked up. the security guard at the site says show house ready in Sept 2012.

Anyone know how much for the three storey?

This developer can not be trusted. Our family has been waiting for this project for the past 20 years.. they promised seven two-storey terraced houses on land that they took from late father (he agree to participate in the project) .. and after waiting for 20 years .. until the present day we saw only one house model ... maybe this home will be completed after we are no longer in this world.. sad.gif
But my family wanted to sell 4 units of ours IF this project completed.

Not easy to find. If you can find SDB laman bayu, it is on same road, just that you drive further 2 or 3 km from laman bayu. Should be on your left hand side if you go from laman bayu or right hand side if you come from cyberjaya.

Averia 2 1/2 storey facade are looks ok, up to the trend.

Adoria 2 storey looks so-so due to the rooftop make it's 20 x 65 much smaller.

Anyhow, the pricing seems not cheap for a deep location and Leasehold tagging.

I have booked 1 unit already. The sale agent said he will give my contact to banker so that they can contact me for housing loan.
But so far, no banker has contacted even after 1 week since i've paid the deposit of 20K.
Do u guys have this same problem?

Hey,Bro. You should be very lucky that you are able to book a unit due to to soft launch price. The banker will definitely call us during the official launch somewhere around April Later.Now you still able to have more time to prepare the down payment and document.

This house is under leasehold. Does anyone know whether number of years is still 99 years or already started and thus less than 99 years?

How is the surroundings, means whether any factory nearby will affect the air quality and traffic condition coming in and out to LDP during peak hours?

Does the subsidy of S&P and loan legal fees inclusive of stamp duties?

it's a quiet place.... air pollution should be minimum.... opposite is kampung area..... but i like it..... got hometown feel.... haha
i don see any factory nearby.... if there is .....at least not that close.... i remember i passby George KEnt on the way out... u should go see for yourself...

Just a word of caution to all Abadi Heights buyers. The RM20K you paid is NOT booking fee, it's "Option Money" as stated in the receipt. There is also a "Registration of Interest (ROI) and Granting of Option To Sell (OPS)" letter mailed to you after you paid RM20K.

To those experienced housebuyers, they will know this. Traditionally, developers will use this technique where they will secure interested buyers for their projects at an agreed price (RM758,800 for 2.5 storey in this case) but when the projects officially launched and due to great demand, they will jack up the price and sell your unit to other buyers. This is because the RM20K that you paid is NOT booking fee and they will refund the amount to you. I know a few developers that always uses this technique.

Hopefully this Abadi Man Nien will honor this "Option to Sell" agreement with early buyers at the agreed price. Otherwise, to existing buyers, it's better to know the true color of such developer earlier and move on.

Thanks syniverse for the pointer. Totally no point for buyer to pay Option Money (OM), as the OM is RM20k!! if buyers pullout from purchase, they have the right to take away your RM20k. Only if seller terminate the contract (mean you cannot buy), they refund OM to you. Why pay this kinda money to seller to bound us? Go google search on OM, usually OM in other country is cheap but here RM20k? sweat.gif

Apart from this, raising the selling price above RM758,800 will really be pushing (existing & potential) buyer's level of acceptance and tolerance for a 2.5 storey LEASEHOLD 20x65 house in Bdr Bkt Puchong which is nearing Puchong South toll.

As some of my friends in the property invenstment community mentioned, with that kind of amount, there are other options to consider in Puchong but that's another topic.

anyway are you one of the buyer as well since you know the content of the agreement?

well... since we already paid... we got no choice but to look at the bright side... this is their phase 1 of the 82acres project.... hopefully they will not do anything silly to spoil their future market. smile.gif

as i know .... those 50% non-bumi lots already fully 'booked'....
and i keep asking them when is the launching date which they can't tell me the exact date.... just say it will be in April.

I'm not one of the buyers but I accompanied one of my friends to the show house and he eventually paid the RM20K too.
Current pricing is quite steep in my opinion so I hope the developer will not jack up the price further. If the developer does their homework and research properly, they will know. But overall I'm satisfied with this Abadi Heights and encourage my friend to go for it too.

i m unsure of such location actually, its in between puchong and cyber. For investment purpose, I think you need holding power solely for cap appr. Not to mention there are huge chunk of land in between abadi and other bukit hitam project.

yes agree.. for investor... i don think they will see any substantial returns in 6 to 8 years... they are huge chunk of land in the kampung area, bukit hitam, all the way to cyber 16 Sieara there...
but it will be totally fine for own stay... i getting it for my family.

this project specific location at pulau meranti@puchong/sepang, near LKIM complex and got other houses area called Desa Parkville & Tmn Meranti Indah near big mosque there, actually got many access to reached this project LDP-bkt puchong/NKVE-putra perdana/Cyberjaya-putrajaya link for investment i think this property just so-so only but for who love 'kampung' view this is the place to stay...

no wor...we all are ready to settle the remaining part. But the problem is why the developer nowadays servicing is even same as last time. We need to follow up the situation our own. Still remember my first time buying a property, the developer treat us as king and follow up and update us very well every customer.

SNP signed. Developer kept their word and sold to buyers at the agreed price of RM 758,880. No funny business of hiking the price when it's almost signing SNP. Developer also honor their word of absorbing the disbursement and legal fees.

Another plus point for this project is individual land titles are already ready. This is great as buyers don't have to worry bout land titles upon completion of their houses. Overall I have confidence in this project.

2 points to keep tab :

1. Hopefully Developer will be able to complete this project and deliver a well built house. Judging from the location and lack of land, it would be a waste if this project goes into abandonment. Not to mention buyers will be in huge debts. I urge buyers to keep close tab of the progressive payments and the progress of construction.

2. Hopefully Developer will honor and provide all the freebie items as freebies are not written formally in agreement/doc .

Hi, we come across the same problem with you.

So, end up have you paid the disbursement fee?

We havent sign the SNP, now still in clarification with Developer, but they seems to avoid this, and keep pushing it back to Solicitor.

In my past experience; never consider buy property from new developer especially with lack of proven records.i rather pay more to trustworthy developer for instance sp setia,see hoy chan, gamuda and etc,just named a few. By doing this will help reduce the risk of abandon project.

Hi, actually.... i just went to the developer office to settle the remaining balance this noon... haha.... anyway...about the disbursement fees...only few hundreds... why yours is 3k+? i dun understand.... and indeed the disbursement fees is FOC..
i also cross check with the early bird promo items... they honour their words... and even send me a official letter saying free Hot water storage, shower screen & bla bla bla.... of cos those bought 2&half will have more freebies...

btw.... do you guys know what is Hot Water Storage Tank?? is it a water heater??? hmm.gif

anyway.... i have faith in this developer.... my fren audited their accounts..... told me that their accounts very nice~ biggrin.gif

At last view oredi the show house. Look tempting. Price wise still consider alright since it is landed property. Got 3% more discount for bumi meaning in total 10% discount. Cos no more freebies like autogate, water heater, air-con n etc. Still thinking want to go ahead or not to book one as Im still figuring how i come out the money to pay deposit which cost more than 70k. Wow didnt know that MOT n other fees so high.

about 2 or 3 months already...when i settle the lawyer fees together with MOT. they have 2 panel legal team. mine one is from Penang..

Mine is under Lee Hishammudin....when you signed S&P you already have to pay all the fees including the MOT and stamp duty.

BS, did you guys notice the S&P contract it didn't mention that toilet come with shower screen? Hope the developer will honour it with all bathroom come with shower screen.

S&P did not included that....but they sent me an official letter stating all early bird freebies (shower screen, heater.. bla bla bla...) without me asking for it... u guys didn't get it?

yes, its not a joke, abadi height sudah ambil tanah my late father in law and juga org2 (whose interested as JV) kg yg lain lebih 30thn dulu..dah lama tggu project ni..kami org kg shj yg tahu hal yg sebenar ..menjanjikan setiap beberapa rumah diatas setiap tanah yg mereka ambil sebgai tukaran dari duit ( ini cerita yg saya faham..patut tya tuan tanah sendri.. I just post this on behalf). Yes, I also received it yesterday. Feel a bit cheated because when I first buy they said different things. If i ask outsider to do it(remove the wall later) , no need RM2K for sure.

This developer REALLY cannot be TRUSTED!!!!!!!

i can see the roof completed for jalan 1/5 i think.

the front rows are still in progress. bricking laying are in progress. I'll try to snap some photos when possible.

I prefer to have a bigger kitchen thus ask them not to build d wall. Hope they will increase some inches at the front door when open as some complained at the show house when door open it cannot put the tokoh cabinet there.

Went to abadi height show unit on 16.9.2014. Discovered 2.5 story stll have 6 unit available 3 corner 3 endlot n 1 intermediate as the agent said these are unit where the buyer loan got rejected.

I only know that they have a township planned up for this place. Even then, Phase 1 sales was slow. So I am wondering why you said it's a BBB project.

Hi all,
Does any buyer has this problem regarding loan disbursement by Bank.
The 10% of progressive payment suppose to be due on 28 Jan 2015.

But until now (21 Feb 2015 which is almost after 1 month), the money still not release to Developer.
Root Cause: Y C PANG, CHONG & GORDON LAWYER firm fail on time to provide all requirement docs to BANK.

I'm very upset with the Lawyer firm... because the late interest payment will be borne by us.
Not sure what can I do now.

managed to sneak in last week when the gate was opened.... was amazed with the development and the area is really big after u pass the gate.... and stand on higher ground obviously ....felt really fascinating ..... another surprised is .....double storey already fully up and painted... in light green.... show house is blue colour....but whatever.... i feel green looks much better... furthermore ....2&1/2 storey and 3 storey structure also fully up... i don think they launch the 3 storey sales but they already building it... biggrin.gif
too bad i was chased out by some kind of site supervisor before i raise my phone to capture some pics..... he was so fierce... my advise to u ...don simply go in like me... haha..... anyway i was very pleased with the progress.... if u like to see.... u can go behind LKIM there to see from outside.... LKIM is on lower ground and AH is on higher ground.

Hi all, I'm considering to buy Adoria cos husband is working in cyberjaya. But I'm doubt if I made the right decision.

First of all, I think the place is quite in as it's not so convenience for daily life eg. wet market, restaurants (kindly advise where is the nearest wet market and restaurants that we can visit if we stay there as I'm not familiar with puchong)

Secondly, there is a mosque just few km away. do u all think that we can hear the sound from there if I buy Jln Abadi 1/2? (wondering if u all will concern this issue?)

Telco network poor and unifi also the issues that I concerned. I'm sorry if I have too much questions but this matter is bothering me as I wish we won't made a wrong decision.

I really need some inputs from u all.. TIA

didnt see any updates on prop page and facebook
but got letter mentioned is starting to build road serving the said property
expected March will get keys.
oh yeah by the way...we have nearby property which is rented to LKW students...perhaps we can try get somewhere here as renting to white collars and family will yield a lower rental.

Please don't. I rented my apartment to students but they tear the plaster ceiling down and poke a hole in the sink. Your high yield of rental will be used to do a major repair of your house ! cry.gif

Well, i faced some bad tenants...foreign students...all male renting one of my units.
the house smell terrible, furnitures damaged...i wonder how they sleep on the tough wooden bed until it cannot be used.
mattress was so dirty i thought it was used outdoors.
dont talk about toilets...its worst than the IWK place...
fixed a lot on the house to be able to rent again...
but some foreign students is ok... it depends i guess how u filter the students.

Dun let the issue bring u down. but keep it as a reminder to filter students...

by the way you have an unit at the apartment i mentioned?
how much was it rented? mind to share?

not sure which apartment you are referring to. Mine is in Puchong Perdana. Apartment is rented based on fully furnished/semi furnished or unfurnished. But I have phobia renting it to foreign students already. My friend also face the same problem, the house is beyond repair. Want to sell out also hard. Too many foreign students also bring down the property value at the residential area.

The Abadi property is my own stay. Hope to have a better neighbourhood please.. icon_question.gif

The management is targeting to hand over VP by end of Q1, latest by Q2 of the year. As per the last conversation i have with the management office VP for 2storey will be handover together with 2.5 storey as last time the utilities is not ready yet. But seems the utilities is ready right now. they can handover very soon.

The road serving is done for 2 Storey. I believe the development of 2 storey is done. left 2.5 storey is waiting the last row to be done and other = interior and exterior furnishing.

Probably the developer going compensate those owner who purchase in early 2014 or earlier.

Just my 2 cents, whoever plans to rent their Abadi Heights unit to students is making a big mistake. Such an expensive and nice house should be for own stay. Rent out to students, the house would be ruined within 2 years. Your rental won't even enough to compensate the destruction caused by those students.

I am one of the early buyers, bought in 2013. The later the developer VP the unit to me, the more LAD I will claim from the developer, so on a personal note, I dont mind the late VP late rclxms.gif

i don worry about the renting issues..... if i'm the student or worker who want to rent a house.... there are so many new condos with macam macam facilities in puchong area... definitely will not choose abadi height.... hehe

seems like a number of buyers are buying for own use...hmmm eventhough the place is quiet secluded...mind sharing why you guys choose this project? opposite is malay kampung and sorrounded is industrial area like SKS bus and one owner subdivided his land for commercial use

This is the worst developer i have experianced so far.. no updates no letters from developers. Buyer needs to call them to get updates... very unprofessional and fishy😠,and They seem irresponsible and still can't guarantee this end of month will get cf for 2 storey. They just trying to deny, delay for the VP. And told us it's out of their control. I think they have some difficulties on financial. Don't trust them😡

I keep seeing advertisements for 3-storey semi-d houses starting at 32x70 and 1.2m in Bukit Puchong. Is this the project you mentioned? Also, is it located at Abadi Heights instead of Bukit Puchong?"

As far as I know, there's no landed projects in Bukit Puchong to date. Could be sales agent strategy, like how they like to expand the geographical boundaries of famous areas e.g. Bangsar South, Kiara North, Subang South ...

5 Mins to Taylor's International school/LOTUS/LDP
10 Mins to Eatery places (Malay/Chinese/Indian foods) are available in that area ...
