it's a quiet place.... air pollution should be minimum.... opposite is kampung area..... but i like it..... got hometown feel.... haha
i don see any factory nearby.... if there is .....at least not that close.... i remember i passby George KEnt on the way out... u should go see for yourself...

thx for your hightlight.. indeed i found these "Option Money (OM)" & Option to sell in the agreement which i did not bother it earlier. (actually i did not bother to read at all sweat.gif )
anyway are you one of the buyer as well since you know the content of the agreement?

well... since we already paid... we got no choice but to look at the bright side... this is their phase 1 of the 82acres project.... hopefully they will not do anything silly to spoil their future market. smile.gif

as i know .... those 50% non-bumi lots already fully 'booked'....
and i keep asking them when is the launching date which they can't tell me the exact date.... just say it will be in April.

yes agree.. for investor... i don think they will see any substantial returns in 6 to 8 years... they are huge chunk of land in the kampung area, bukit hitam, all the way to cyber 16 Sieara there...
but it will be totally fine for own stay... i getting it for my family.

2. Hopefully Developer will honor and provide all the freebie items as freebies are not written formally in agreement/doc .

Hi, actually.... i just went to the developer office to settle the remaining balance this noon... haha.... anyway...about the disbursement fees...only few hundreds... why yours is 3k+? i dun understand.... and indeed the disbursement fees is FOC..
i also cross check with the early bird promo items... they honour their words... and even send me a official letter saying free Hot water storage, shower screen & bla bla bla.... of cos those bought 2&half will have more freebies...

btw.... do you guys know what is Hot Water Storage Tank?? is it a water heater??? hmm.gif

anyway.... i have faith in this developer.... my fren audited their accounts..... told me that their accounts very nice~ biggrin.gif

S&P did not included that....but they sent me an official letter stating all early bird freebies (shower screen, heater.. bla bla bla...) without me asking for it... u guys didn't get it?

today KL panel lawyer called ask me to sign some paper which i previously signed with their Penang panel...... i was told that the bank request them to do so..... anyone receive calls from lawyer?
