It is true that 1.3m can get 2 storey semi-d there, I have joint my friend and visited a few units few months ago with property agent, 3 storey is 1.5m+.

Cassie/Evergreen subsale transacted price was around 1.3mil in 2013, so the price is still around there today. The launching price of these 2 phases I think about 900k and 1.1mil respectively.

I had thought for a moment that the Garden Residence price is going downwards! shocking.gif Seems its not.

Mah Sing 2SSD in Rawang now is already RM1.1mil.

So Mah Sing 2SSD in Cyberjaya at RM1.3mil I think is a value buy!

MRT2 project will be launched soon. New station will be near LimKokWing, eventually Cyberjaya City Centre location. http://www.ptlm.com.my/index.php/about-ptl...nd-sri-petaling

GR price will boom more when CCC and MRT2 completed in the future. Buy now if it's not too late.

BTW, Cassia/Evergreen is cheaper and closer to Clubhouse and Promenade, so maybe is more value buy compared to Clover? And there will be surau in Clover.

Definitely a big boost for GR to get 2 MRT stations just nearby, 1 station called "Cyberjaya North" next to MCT SkyPark and 1 station called "Cyberjaya City Centre" next to LKW. In terms of accessibility, GR is one of the best among all properties in Cyberjaya. But, have to wait till 2022 for the completion, still have 7 years to go. By that time, CCC should be ready.

+1, but i heard actually there's 1MDB actually build right in front the mrt station instead of Garden residence.

1MDB perhaps is for Cyberjaya City Centre project. It's a huge project which gonna take time and built by SP Setia i guess. I know GR is not right in front but still very close to both stations. It's a good distance i presume otherwise if stay too close might be disturbed by the noise. 1mil++ landed property there can sell easily at 2mil++ when MRT2 and CCC are ready thumbup.gif

Anyone know what's the current maintenance fees for Evergreen and Jacaranda? I'm getting conflicting info from agent. Some told me it's RM250/mth. Others told me it's RM350/mth. TIA.

For Evergreen, 3S SemiD, is service charge RM569.00 + sinking fund RM56.90, total=RM625.90.
Jacaranda might be cheaper because has more units to split the cost, but will be more crowded, more ppl share the playground, more houses to be taken care by the security.
You may compare the distance also to the Club House and Promenade.
This amount consider cheap if you compare to Mirage By The Lake, the developer told me RM1k++ for 2storey Link Villa. rclxub.gif

It is terribly high. How to sustain? Prices will go up. When mrt is up, maintenance has reached 1k.

For a 3SSD in Jacaranda, the monthly maintenance charge is RM274.50, plus RM27.45 sinking fund.
