Anyone know what's the current maintenance fees for Evergreen and Jacaranda? I'm getting conflicting info from agent. Some told me it's RM250/mth. Others told me it's RM350/mth. TIA.

For Evergreen, 3S SemiD, is service charge RM569.00 + sinking fund RM56.90, total=RM625.90.
Jacaranda might be cheaper because has more units to split the cost, but will be more crowded, more ppl share the playground, more houses to be taken care by the security.
You may compare the distance also to the Club House and Promenade.
This amount consider cheap if you compare to Mirage By The Lake, the developer told me RM1k++ for 2storey Link Villa. rclxub.gif

Thanks for the info. Wow. 625.90/month for maintenance is quite high. So the agents are totally off dry.gif. Can't imagine the 1k++ for Mirage... shocking.gif

It is terribly high. How to sustain? Prices will go up. When mrt is up, maintenance has reached 1k.

Why would MRT affect maintenance fees?

For a 3SSD in Jacaranda, the monthly maintenance charge is RM274.50, plus RM27.45 sinking fund.

Seemingly more reasonable than Evergreen. Thanks.

Nolah what I mean is by the time mrt is completed which is 2022 inflation will cause everything to go up including maintenance fees. Hehehe

I seen a few units over at Jacaranda. Is water leaking a common issue there? All the units I saw had leaking problem. Some minor. Some pretty serious till the wood flooring is damaged.

MCT Skypark is just right next to Cyberjaya North station. GR residents have 3 options to go for MRT2: Cyberjaya North, Cyberjaya City Centre, Putrajaya Sentral.  rclxms.gif

Just for discussion sake, do you think this will bring traffic and undesirable elements to the surrounding area including GR?

I don't think so, maybe for Persiaran APEC yes, but for GR can have alternative road using LDP which is parallel and just beside only. LDP has 3 or 4 lanes, don't think will get jam. So, if you are staying near MMU area and if you are coming from Puchong or Dengkil direction, then you might get caught with the traffic or at least have to pass through a few traffic lights. But if you are staying in GR, directly can reach home without any traffic light via LDP. MEX2 extension coming soon too. What do you think?
*
Good info. I heard that there will be additional connection thru MEX to Serdang/Seri Kembangan. Which would means the now relatively traffic-free MEX will have added traffic. I think more population/traffic is good for growth. But too much is bad for residential area.

hi forks,
Is Cassia part of Garden Residence? Mind to share the original web page of this project? Thanks

Yes, it is. Not sure if there is a specific page just for Cassia but it is listed in Mah Sing's site.
