Has anyone of you altered/patched any of the windows in your unit? What did the JMB management say? Is it allowed?

Try look for 2storey Semi D in Evergreen, Garden Residence. Evergreen Phase is mix of 2 & 3 storey Semi D, plus some Bungalows, have the lowest density compared to other phase, and nearer to Clubhouse and shops. Only drawback is the maintenance fee might be slightly higher compared to other phases because shared by lesser units, but you get better security. I think there are some units for sale, go and make a visit there to see if you like the environment or not.

MRT2 project will be launched soon. New station will be near LimKokWing, eventually Cyberjaya City Centre location. http://www.ptlm.com.my/index.php/about-ptl...nd-sri-petaling

GR price will boom more when CCC and MRT2 completed in the future. Buy now if it's not too late.

BTW, Cassia/Evergreen is cheaper and closer to Clubhouse and Promenade, so maybe is more value buy compared to Clover? And there will be surau in Clover.

Definitely a big boost for GR to get 2 MRT stations just nearby, 1 station called "Cyberjaya North" next to MCT SkyPark and 1 station called "Cyberjaya City Centre" next to LKW. In terms of accessibility, GR is one of the best among all properties in Cyberjaya. But, have to wait till 2022 for the completion, still have 7 years to go. By that time, CCC should be ready.

1MDB perhaps is for Cyberjaya City Centre project. It's a huge project which gonna take time and built by SP Setia i guess. I know GR is not right in front but still very close to both stations. It's a good distance i presume otherwise if stay too close might be disturbed by the noise. 1mil++ landed property there can sell easily at 2mil++ when MRT2 and CCC are ready thumbup.gif

For Evergreen, 3S SemiD, is service charge RM569.00 + sinking fund RM56.90, total=RM625.90.
Jacaranda might be cheaper because has more units to split the cost, but will be more crowded, more ppl share the playground, more houses to be taken care by the security.
You may compare the distance also to the Club House and Promenade.
This amount consider cheap if you compare to Mirage By The Lake, the developer told me RM1k++ for 2storey Link Villa. rclxub.gif

To be honest, GR is 1 of the value for money landed properties in Cyberjaya.
Worth investing or own stay.

MCT Skypark is just right next to Cyberjaya North station. GR residents have 3 options to go for MRT2: Cyberjaya North, Cyberjaya City Centre, Putrajaya Sentral. rclxms.gif

I don't think so, maybe for Persiaran APEC yes, but for GR can have alternative road using LDP which is parallel and just beside only. LDP has 3 or 4 lanes, don't think will get jam. So, if you are staying near MMU area and if you are coming from Puchong or Dengkil direction, then you might get caught with the traffic or at least have to pass through a few traffic lights. But if you are staying in GR, directly can reach home without any traffic light via LDP. MEX2 extension coming soon too. What do you think?

If this is true would be really good. Hope there are some nice bistro or cafe so that i can enjoy brunch or high tea!
Hope to hear more anchor tenants because it's a bit too competitive with so many commercial lots coming up.
Anyway, GR residents and surrounding Putrajaya residents are enough to support the headcounts for Promenade i guess.

Hey Redtribe, welcome to GR! Well, i think any kind of renovation must inform and get approval from the management. The catch is whether or not you need approval from MPS prior to approval from management. I guess minor internal works doesn't need approval from MPS, anyway the management will tell you.

Anyhow, i think the occupancy rate still higher than others like Summerglades, Mirage By The Lake? In general, occupancy rate in Cyberjaya is catching up and will be better when more commercials are ready.
