QUOTE(brynwkh @ Sep 19 2013, 12:15 PM) Howdy peepz, Not sure is it really hot or not.....haha.....this project ady started pre-booking more than 1 year, should be consider slow if compared to some of other HOT project. Possible because of the area quite deep inside Puchong and not much people know about it or not much people willing buy property in such deep location.Just bot a unit y'day and coincidentally last 2 days ago, one of the Sales Manager was serving me and he just returned from a meeting with Meastron. He told me that the developer had decided to increase all the selling price with a whopping 30% in Oct 2013. Well, I'm probably the first few that know about this and the sales agent that had been serving also have a shock on his face when his manager says that.. lol To be honest, I'm not that convinced that time cause prolly these are some closing technique.. So i went off. When i go back a day later with the desired unit that I want, I'm shock it's selling off like hot cake.. There will not open anymore level after they finish selling of the 8,18,19,20 & 21. The remaining will kept for official launching (with 30% increase) Also, there's a tractor in the site now, i heard there is some ceremony this friday. I booked my unit in July, that time should be still have about 50% above haven't sold, but after last month property fair in Mid Valley, it sure will attracted a lot buyer to book it, due to this price 450k+ above for 1k square feet with 10% rebate should be a very attractive price offer compared to other project that's was already very expensive in price per sf. About the Oct the price possible rise up, I been heard that from my SA before, so i dont think u r the first few know about the whopping Anyway, Koi Prima now is supply > demand, i think still alot havent sold out. Koi Prima had about 1000 unit above with 5 block; D Aman have only 400 unit with 1 block, should be D Aman more valuable. |

QUOTE(Intel@Atom @ Sep 19 2013, 10:16 PM) I do checked Koi Prima before and consider about it. The price before 10% rebate should be about 490k+ for 1055sf low floor (around floor 6 or 7, just 1 or 2 floor above the facility above the parking lot), after rebate will be about 440k. They also offer DIBS, like what u say, another 20k rebate is for buyer to pay the interest for 3 years construction period. Last, another 10k rebate actually is the voucher for the kitchen cabinet, consider not bad package also.Anyway at last I still gave up on this due to the total unit more than 1k in 5 block after completion, with only 2 different type of layout floor, the resales value in future should be not as high as compared to D Aman (400 unit). But for living, this might be a good option with some of the amenities already open nearby and future. Another my concern point was there were a big area of small and medium industrial factory just in front of the Koi Prima: Will it create more foreign worker nearby? Will there a lot noisy sound come out from factory? And how bout the Elite Highway just behind the factory? And also the small river in front the Condo....possible create any smell in future? Worry the environment there could create more air pollution from factory and highway....erm......who knows? This post has been edited by AlanHTK: Sep 20 2013, 01:44 AM |

QUOTE(wil-i-am @ Sep 19 2013, 09:52 PM) Guys... don't over think.. It's pretty common for a loan gets rejected due to insufficient purchasing power and the unit had to be released out. At least the buyer tried.. on the flip side it's a pretty common strategy for investor to log a unit 1st.. to test the water.. or while waiting for better opportunities... |

Possible because of the area quite deep inside Puchong and not much people know about it or not much people willing buy property in such deep location. Well Alan, i mean the 30% hype... only a few ppl knew about it. And you are you are right , it's pretty common to see 10-15% increase during the official launch but NOT 30%. So I'm still a bit skeptical about the hype but again we shall see..I booked my unit in July, that time should be still have about 50% above haven't sold, but after last month property fair in Mid Valley, it sure will attracted a lot buyer to book it, due to this price 450k+ above for 1k square feet with 10% rebate should be a very attractive price offer compared to other project that's was already very expensive in price per sf. Koi Prima had about 1000 unit above with 5 block; D Aman have only 400 unit with 1 block, should be D Aman more valuable. The only rational explanation for this... D'aman is still undervalued compared to its peer plus the recent petrol hike and like it or not... cost of material will increase in due time.. Most have to agree that it's location is quite deep. But not to worry abt deep cox the trend nowadays is to build a township so that dun even bother wanna travel out from the resident area. You should be concern if it's convenient for you to travel between your working place. Also, how deep it can be when KFC & Pizza, Tesco & Big Aeon is juz 5-10mins drive..? It proofs that it has sufficient spending power in that area to attract business there. My 1st hse was in Bkt Puchong 2 and it was abt 6-7 years ago.. during that time, Bandar puteri double storey was already selling 450K and a condo it's abt 260k..being young that time where can afford la...and have to opt for location that is more outskirt like bukit puchong... it's been selling about 350K... To be honest, during that time, 350k i felt it's slightly overprice for such location BUT again.. i dun have much choice, all the prime area in puchong is almost beyond reach..Also back then.. where got KFC & Pizza, Tesco & Big Aeon... lol and i dun even see it coming, but I feel bless with all this... that the decision i made last 6-7 years was correct. Fast forward to present, Bdr Puteri double storey is abt 900K, condo 600k and my 1st hse is abt 750K... u do the math... So D'aman reminds me the exact same experience, slightly pricey but still undervalued. If you plan to stay, most properties will appreciate in due time..especially in Puchong. I would anticipate that D'aman price will be at 600/sqf after 3 years later, more than that is a bonus... This post has been edited by brynwkh: Sep 20 2013, 11:13 AM |

Really we not expect there will be a LRT cross Puchong, AEON, 2nd TESCO, the development of Puchong Outskirt just in few year period. Regarding the deep location, I meant it might be the opinion of some of the buyer, for me is still OK, I lived in Perdana, just few min driving distance, nothing different for me actually. Your 1st house inceased so much! Very surprise! Good decision then |

I had been to Ground Breaking Ceremony yesterday. Heard from my SA yesterday was their Boss Birthday~~~LOL!
The Piling heavy machine already in the construction site, some piling material also stacked at there, but they havent gated the construction site, tomorrow I will go have a check again. Some info I got from my SA: The AP application in progress, now only left approval from SYABAS, whereby my SA say there were 1 requirement of build a big water pipe somewhere nearby to D Aman, SYABAS not willing to bear the cost, so they want Masteron settle it, so now Masteron actually working on it, the water pipe in progress (1 to 2 month), once done, SYABAS will approve and AP settle. The ground gated in front of D Aman possible construct some 5 floor apartment (Rumours, no once can confirm) The 12 LRT station location possible just locate at the kampung side somewhere. Compare to Station 11 in Prima, station 12 more nearer. This also rumours, unable find any confirmation news. Some say it had been cancel. Regarding the unit available, all lower floor sold out except floor 11 and 12 still have 4 unit, other remain should be top few floor. My estimation erm....maybe juz about 30% left No confirm news of official launching date.....but the price might go up before official launch.... QUOTE(jeoneun @ Sep 20 2013, 05:22 PM) The key is whether in future there will an proper exit route to Elite. If yes, for sure it will bring the Taman up. Just my 2 cents High possibility will not have new exit route to Elite, because Taman Mas location is between Putra Heights Elite Exit and Bandar Saujana Putra Elite Exit. Both Exit only about 5km (estimate).Comparing to Koi Kinrara, D'aman got better accessibility. Fingers crossed it can further improve... Another reason is, actually there is a small road (located the other side of elite highway) connected to Bandar Saujana Putra from the other side of Koi Prima behind of D Aman, in future high possibility become another route to connect Bandar Saujana Putra to Puchong that is become more nearer compared to using Jalan Puchong pass thru Taman Putra Perdana (more near to Cyberjaya but more far from Puchong center). Besides that, there were another possible new road just behind the pangsapuri (next to river before elite highway), also connect to Bandar Saujana Putra. Summary is, Taman Mas might become another new Puchong location similar to Tmn Puchong Perdana until Puchong Prima because of the location and new LRT in future.....
