I saw Mudah advertising at 2K for 950 sqft for rental. Take it down to 1.5K baby. It's the tenants market now. Let them burn! Yeahhh

For those who thought the rental is rm2k for 950sqft, hahaha. that shows how newbie u r. it is the agent's tactics ler. haha. my unit, renovation pun belum habis Babizz. Anyway here are true indication for those who have rented. these r transacted rental without major renovation:

1. 520sqft = rm2200
2. 640sqft = rm2600
3. 705sqft = rm3000
4. 950sqft = rm4200


the rental may vary based on the renovation, furniture etc. but dont ever expect cheap rental here. lol.

To be honest with u, i cant really tell. actually the situation is that most people r facing late defect rectification. thats why u see many r not ready to rent out their units. including myself. it took me almost 2 months ++ to have defect rectified. i only had minor defects fyi. also took so long. hence the delay

Agent's tactics everyone knows maa....always put low price and when people call say that particular unit taken and offered another unit with higher rental. Not rocket science maa...'true indication'. What you mean 'indication'? Should be true rental fee. Indication is indicative maa....no difference from 'indicative price' orin this case indicative rent.

% people renting vs occupied? Easy...just drive by at night and u can see. No rocket science also. Its not like 50-50 or 40-60, its like 90-10 or 95-5.

maybe indication is not the correct word. i was trying to imply that different unit with different reno and different furniture provide different rental. hence "indication". probably the more accurate word is "true" transacted rental. thanks for highlighting. smile.gif

Yah~ exactly my situation now. Even there are interested tenant also not able to release to them so soon. Defect not fixed, cannot clean the place, and thus cannot bring in furniture ...haiz

Same same here.. Mine also minor defects and took 3 months but defect still not done. A lot of the units are not ready yet, my unit included. So will be too early to gauge occupancy from units lit up at night.

yes, this is the exact situation. late defect rectification. so counting lights at night wont gauge true situation. but regardless, i have shared the true transacted rentals for all of us to check earlier.

anyone had a letter from datuk bandar kl yet? the payable tax is for the whole 2014? since we only starting to get our unit on July 2014, is it appeal-able to reduce it?

so decided to share up with urs...
RM 820.00 only front the grill door.

amint ko or any one here please organize a gathering on top roof garden, so we can share what going on now, from the developer attitude, some good contractor, good agent, good renovation contractor, simple and nice furnishing and etc. meanwhile we can enjoy some good view b4 arte build up!! or gathering at pool side also a very good idea.

Hi all owners of Elements@Ampang,

Technically, we have taken vacant possession in July/August. Would like to find out if the JMB have been created?
