my is block B and i feel worry now coz my is high floor... my friend took his in block A, bad finishing, bad wardrobe design which not same as show room, top roof garden not ready, many facility not in order. and the most bad thing i feel now is the new project on going just right infront element, how to stay? and a really bad issue when tenant consider to rent the unit.

I just hope block B is better. coz block A was really rush to hand over.

This what agent normally do in order for you to agree put your property on agent hand for advertise. Actually no issue, I welcome all agent when they called. Just give them the rental price or selling price then let them do the thing. Just remember not to pass the key to any. As an owner, nothing lose....

if not mistaken this is toilet plaster ceiling? this can be easily repair. not too worry. any others can share badly defect? i am so worry now for my unit.

opps! received the vp letter. now worrying the defect. the funny is when i pay the final payment 4k+ to the office, some one was telling me cant really promise the unit will hand over in good condition.... sad.gif

the developer in order not to charge late hand over, the vp leter is dated 17/7/2014, but register mail is send by 31/07/14!

and we force to pay the aug maintenance fees!

any lawyer here can advise anything can do?

like Chinese said "the meat on table top, cut and chok how they like"!!!

Cheryl_Mummy, count me in please. I am so disappointed with the hand over. lot defect, and can say major facility not ready and still dare to collect maintenance fees!!! Let's do something about this. can claim or not is not the main thing.. the main thing is we have to show the owner power.!!

ya, totally agreed! If you are flipper or do not have holding power, I do not see you can benefit from it at this moment! just like hartamas, full of construction from time to time, today u got the klcc view, it gone within few months also, unless you buy the last project in the area. but for sure it is much expensive! investment is nothing promised, what ever the sales person said without putting inside the S&P is talk only.

if u have holding power for 3 years++, then this is a good investment. and the very good point for elements is freehold! elements also come with very nice facilities which some project doesn't have (when all is ready)!

The initial deposit is automatic deduct when developer claim progressive payment right? My deducted when I paid 2nd progressive payment.

Koonming@ normally they din automatically deduct. I found the second progressive claim no deduct so I call to check, and they need me write in a letter to deduct the deposit on my 3rd progressive claim. Means, if u keep silent, they will keep silent too..

amint ko or any one here please organize a gathering on top roof garden, so we can share what going on now, from the developer attitude, some good contractor, good agent, good renovation contractor, simple and nice furnishing and etc. meanwhile we can enjoy some good view b4 arte build up!! or gathering at pool side also a very good idea.
