U mean iron grill for just the front door cost RM1350 ? Many years ago, U can get iron grill for an entire double-storey house for just RM2,000.

ya, totally agreed! If you are flipper or do not have holding power, I do not see you can benefit from it at this moment! just like hartamas, full of construction from time to time, today u got the klcc view, it gone within few months also, unless you buy the last project in the area. but for sure it is much expensive! investment is nothing promised, what ever the sales person said without putting inside the S&P is talk only.

if u have holding power for 3 years++, then this is a good investment. and the very good point for elements is freehold! elements also come with very nice facilities which some project doesn't have (when all is ready)!

Goto to housing estates and look for houses under revonation and ask them for quotation. RM1350 just for front grill to me is day light robbery.
Many years ago, full grill for whole double storey house - 1 front wooden door, front glass door, back gate, upstairs glass door, plus 12 windows cost just RM2,000 (total 4 doors and 12 windows).

If you just install one grille, no meat eat... so, as well they charge you expensive. I encourage you can gather more people do together, and bring down the price.

I do not like grille door, but I plan to install a semi-glossy glass door. macam ni...

(There are more on-going and coming projects along Jalan Ampang, all are selling much expensive PSF price compare to Elements.)

What I like most about Elements are:
1.) Freehold
2.) Residential title
3.) It is closed to but next to the heavy noisy dusty Jalan Ampang, MRR2 and AKLEH.

You have a good point here. I have had concern about the Arte+ development as my unit is also facing KLCC which I will lose now. But even if not for the Arte, something else will come up eventually and block the view. Hopefully at the end, good location will win over good view.

Dear Element Owners,

Just a few things to watch out for.

1) Main Door - First Lock/Twist, doesn't really lock the door
2) Paint Job - Around doors, switches very poorly done
3) Cupboard - Drawers not evenly spaced out
4) Air Cond - Leaking
5) Door - One side of the frame could go missing
6) Floor - Marble Floor discolored
7) Ceiling - Holes
8) Power Points - No Power for some

Overall, since this is my first new place, nothing much to compare it to, I'm fine with it. Scale of 1 to 10 i'll give it a 7.

Yes, the management will set a guideline for the grill door, however I do not have this guideline. Can someone get it from management office and share?

I will share the guidelines and application forms here. Feel free to use it.

You need to submit this form 7 days in advance to the management office. Also, RM1000 deposit (if major, RM3000) to the management office.

Yes, you can. But you can only put inside, not outside.

Anyway, you need to submit your reno plan to the management office for approval before you can start reno.
So, they have the right to reject your plan if they think it will violate the "House rules".

According to the "house rules", these are not allowed.
But I encourage whoever interested to do the same, we can use the same contractor and nego the price.
