Good luck to you. MSuites is having problems selling and renting. Rental is about RM3.50psf and selling price is around RM1000-1100psf.

Bigmamma, is the market demand for msuites so low? Or asking price too high? Surprise to know this since msuites location is so prime along jalan ampang.

so many negative feedbacks....so sad....and I bought it when it was priced at 1000/psf... should I be regretting?

I want to rent my unit close to 1000sf full furnished and good location since handover and till todate there is no taker. Now only asking for RM3500 per month for unit of this size and high floor. Too much to ask for? I am àlso looking to sell at RM1100psf, too much to ask for at that location? Remember, we bought at close to RM900psf. Market is weak. I don't know If Element is better or worse than MSuites in term of location and furnishes. But one thing for sure market is weak for that area. Many expats still prefer to stay around KLCC or Pavillion area.

Launched at 900psf? Thats quite high. I think launched in 2010. Now only 1100psf? Low appreciation.You should bought mahsing terace link house at garden residence. That time selling 600+. Now asking ard 1mil. Location wise msuites is much better thn element. Thats for sure. Market is weak. Not easy to get loan. But its good to cool down the overheated market.

Amin kor bought only at 600+ psf during launching. You bought subsales price at 1000psf? 1000psf is too high. Not worth it coz its not klcc area. Far end ampang hilir.

If anyone check the staircase, it's terrible. So dirty, you wont know the floor level at all.

Roof top garden, really can't imagine it'll be anything like the brochure. Can't find any soil up there, can we call it a garden without soil, is really a joke. I look at it really look like a fool myself. if developer can do like this, which is so much different than the brochure presented us, it really change the game rule. Look like the developer was so confident that they can whatever things that they liked.

My wife went to our unit today, managed to meet the main con supervisor to show the defects.
Based on conversation with him;
- a lot of design change by the developer during construction therefore must check whether we really got what's in the spa
- main con has in fact been LAD ed by the developer but they simply pass the unfinished product to purchaser ?? Both side also makan!!??

Any way the above are only sembang2 points not sure how true but enough to boil my blood!@$$@!

Giving backdated VP letter was a clear cut unethical
How come the letter came out on the very same day architect sign off the certificate ?
Imagine if developer save rm 1k per unit * 1000 unit is buta2 1 million extra profit

Then imagine how dare August maintenance fee also already collect??

Ya. Not yet finish also dare to collect "maintenance fee". I was being charged "80 cents", I guess is for the stamp fee that they used to send me the VP letter. It look really weird to me. Compared to the stamp fee, I think "mtn fee" and LAD charges will look like "huge amount" to the boss of Mayland & his daughter. I really admired the L&G's MD, the guy really know how to talk sweet, really bullshit. We should buy Mahsing's products next time, their CEO look lime a decent guy.

wahlauwei. so many negative comments. haahha. yes the developer sucks. yes the developer is taking advantage of the buyers. hence we should not keep quiet. but the product is not bad guys. the only bad things i see about the product are: the facilities were not fully ready on time and the defects were not done in time. fyi, i went swimming pool and utilized the gym for exercise actually. imho the facilities are nice. swimming pool needs to be cleaned though. a lot of small debris in the water. lol.
