To me, i think is a nice place for buy to stay, freehold, low dense, face forest (cooling in the morning), security, abit quiet cause is not in prime area. So base on all these, i curi curi go buy kekekeekeke.

It is not only HOT HOT at LYN ... but also much HOT HOT HOT at propertyWTF ...

Also add on that, this RR, most of the designs and furnishes are indifferent ... looks more high end compare to others thus far ...

Zefer and Duet really lose kao kao if the RR's Type A and A1 ( 1,571-1,591 sq feet ) units sapu at least 80% ...

Ya, no doubt, WTF has more taikos there and they post more there than here. Even the famous ttttk FR name his book WTF, i am sure he is related strongly with the website. I am also sure you are also one of the tttk there. tongue.gif

I am puzzle about one thing, not sure if you got answer to it. Why so many are so confident with knox? Can they really deliver? Franckly speaking i know nothing about this knox.

what if today the developer is your fren?
will u know more about them?
most of the buyer 70-80% can get a unit is because of strong cable,
if not you wont be allowed to walk in to the sales gallery last week.

another scenario..
what if this project is develop by thouse big boys like berjaya, mahsing, or ioi or sime darby?
do u think, they will sell u below 450 or 480 per sqft?

the developer got others biz as well..
besides, all the daikor's fren are also the daidaikor...
if anything happen, i 'guess' their frens would help..

hmmm

because of they are new, they will build their brand name with this project by quality..

If this project developed by ioi, berjaya, sime, or any other company that has good track record ... I believe people are willing to pay more also. It is 500k or more money involved, not 10k or 20k. Maybe many are tttk, 500k is just to little.

Because they are new they will build a quality project? Is this their first project? If so, hhmm how could they build quality home when they got no experience at all.

They way the sell is like MLM, direct link buyer(company staff, directors, vendor) get the cheapest unit and best unit. Second tier connection ( friend of compay staff, directors, vendor) get to choose later, third tier connection friend of friend of company staff, directors, vendor etc get to choose after second tier, and so on last tier public no link get to choose last and pay most hefty price for lousiest unit, or buy from first tier second tier third tier. In this case , it proven to be a good strategy as it got more than 80 percent sold.

Imagine, if all the developer do the same way .... Or majority of developer use same strategy to sell, i would like to wish good luck to those who is still haunting for the roof over their head ...

Ya, correct. I shouldn't use the word stagnant, it is indeed going up in a small magnitude in most of the time.
The recent strata properties launches are quite scary, I would not comment on this RR, it seems that the location is really good, but for investment point of view (rental play), I dun think this one is good. Coming up so many new launching one the way (at least 10 blocks of new condos / service apt), let's see when this BBB stop.
I will only consider to buy condo / service apt (at this moment) when these few criterias meet :
1. Strong Rental options (might not be good location)
2. Comply to GBI
3. Very Futuristic design - Skypod design is totally out
4. Developer background

always remember, property price (condo) is determined by rental yield.

Concur with above 4 points but for points no 2, if the building is GBI compliant means the price will easily 30% higher than the neighbourhood units. As such, rental yield might be bad and wonder if buyers really cares about GBI as what matters to investors is return of their investment.
