Hello! I am an owner and have been staying there for 1 year. The defects in my unit are not as bad as hers thankfully (my toilet didnt explode). Yes there were some defects when I first bought the unit but eventually, almost everything is fixed now with ongoing repairs on one wall leak. The bigger nightmare that I am dealing with is my neighbour upstairs who likes to stay up late pulling chairs, stomping around and going to the toilet every 30 mins or so. Is it common for condos to be able to hear footsteps from the neighbour upstairs?

Hi, can this be the same problem with Altitue 236 Cheras I posted :-

"Hi, have a friend owned a unit here, complained the 'sound' noise from upper floor at night & morning.

Also mentioned that even his neighbor also hearing the same sound - like people walking very loudly, dropping thins &etc!?

Could it be because the thickness of the floor between does not complied the the required standard or min. thickness !?

of cause i don't believe is something else ! Any explanation ! confused.gif

Yes, during the day is not so noticeable but at night I swear my neighbour turns into a baby elephant. thump thump thump. apart from praying that my neighbour will move away soon haha, is there anything I can do to my own unit to minimise the sound?

Me too having the same problem with my upstairs neighbour. I'm also an owner and staying here for 1.5 years now. I had small defects (no my toilet didnt burst) but all repaired before I moved in. The only real complaint I had was some hacking outside my unit done by the maintenance ppl to fix the piping, and they "forgot" to close the hole, can u imagine everyday I am looking at the wall with a big hole... until I went to the mgmt office and told them about this issue, and the building manager (it was Tony during that time) said their ppl forgot about it. But the wall was repaired & painted within 2 days. Other than that, no major problem till today. Uhmm, not sure how severe her allegations are, but I personally did not encounter anything so bad like hers....

Saw that same listing as well in iproperty, but duplicated 5 or 6 times. Most likely a lot of agents are dealing with this auction unit. Pity the fella who couldn't service his loan, tho.

Also happen to be targeting this condo in our search. Drove to that condo twice dy and so far, the surrounding look alright, albeit it's next door to a low-cost highrise to the right called Kondo Rakyat and to the top is the Pantai Hillpark area. Across the road from where Pantai Hillpark, this project, Centrio and rows of terrace houses is a kampung and a few flats.

As for the jam itself, coming in from the NPE is the fastest as I happen to be driving around there yesterday evening and exited from there. Did jam a bit near the exit towards the Pantai area, but after reaching the T-junction, it is a smooth drive towards the Pantai Hillpark area and this project.

It was dy at night, but the project looks really nice on the outside. Plan to make an appt with 1 or 2 agents to view it soon for the subsale units. I wonder if there are still any developer units left for this project. hmm.gif

A relative bought a unit there and went there to stay for a week.

Pretty good but got sound issue and parking issue outside on weekends-
Sounds: as in the prayers is constant throughout every night and events happenings from 7-9pm daily - I find it rather annoying- Personally. As time goes, you may get used to it like how my relative said. Lol... Not sure how true.

Parking outside is due to people going for nature walk- narrow one way land to exit. Weekdays is fine. But the road heading there is dark. Public road side lighting seems to break down quite frequently.

Otherwise all good.

Well, pity them if they're unable to sell their units, but good buy for those looking for a place in Bangsar South to call home. Still looking around atm. biggrin.gif

Yeah, I noticed that the public road going towards this condo is well lighted (fortunately), but at the condo itself, I noticed that it is well lit in front of the condo but the sides are pretty dark. I see why those unit owners with extra cars park outside in the lighted area as opposed to the sides even though I noticed that there are allocated carparks there.

As for the mosque sound, got quite used to it after hearing the call to prayer coming from the mosque near Brickfields.

As for the weekend parking, are there really that many people going for nature walks until the forest reserve's carpark cannot accommodate them? huh.gif

My dad called up the agent a week before and he mentioned that it's not possible to buy it as it is a bumi lot, regardless if its freehold or leasehold.

The more interesting question is whether the auction will extend to everyone else (bumi and non-bumi). I'm no guru so I don't know much about how auctions work aside from having to put in a cheque for the d/p amount as proof of interest.

What I do know is that there is a certain amount that you have to pay to convert a bumi lot to a non-bumi one. hmm.gif

from what i know is that for bumi lot for leasehold property requires you to get consent to transfer for non bumi but for freehold properties there are no such 'sekatan' as the property can be sell to non bumi as it doesn't requires consent when transfer. furthermore it's in KL so the transfer is easier

Because the property is still under master title.
This unit will remain bumi lot and keep dropping until a bumi buyer takes it.
