Seems like Kayu Ara residents have issued a 'Protest Memorandum' to MBPJ, dated 19 aug 2010, regarding the construction of service apartments and office buildings by Glomac, in their area.

Probably the issue is not solved yet, cos I saw some banners being put up at that area when I passed by there just now.



So how? Glomac to continue selling??? hmm.gif

the project is still continuing. but this project have an issue about the lorry. This case had gone to the Court.. u have to remember that, this land is "Paya" land which is the structure of the land is soft inside..

i'm not sure but i dont think it should have any big issue relating to the development. The info i got from the developer the price seems increasing a lot compared to the price when it was launch in March'12. Any idea if we can get a discount to the same price during the launch?

I really like to see Glomac doing well in this particular project as I have a unit at one nearby condo there. It'll definitely help to push up the value of my condo unit, which has been stagnant for years. tongue.gif

But if it was launched in March, until now still not fully sold out, is there something wrong about it?


Location wise,its superb.

Price normally not a factor if the location is good, rite? brows.gif

My unit is at Puncak Damansara. Only 3 blocks there. Low density.
Currently undergoing repainting.


There's one boutique condo just next to Glomac Centro, about to be completed.
Prices are crazy for this condo, Seterra....min RM1mil onwards.
not sure sold out or not, but those sales rep are banking on Glomac's project to boost their sales.

Don't say about parking, the access roads are narrow. But it is just a short distance to the main road.
Big problem is, the mosque will still be there. Traffic on fridays, u know la...

The location is excellent. Access roads may look bad now, hope when the whole project is done, they'll improve it.

Have u been to the site? I passed by it recently, but don't see much progress. There're workers moving around.

They started on some foundation work. Went to visit the site yesterday. I bought the 1175 sq ft.

Went there last weekend.

I asked about the slow sales since march, their explanation was that although it was launched then, they have not started promoting till now.

I didn't know about this project until i got the Iproperty email, so maybe that's true. They are doing trips to the site on weekends, you can see the site progress.

I think the area is excellent, the roads are terrible though. But i think its improved from a few years ago. This Centro project is only the first phase, i was told the second phase will be bigger.

Promotion right now is pretty good, 5% rebate, DIBs, legal fees, aricon's, dry kitched fitted and some sort of easy payment scheme.

I really should have bought Se Terra next door when it launched, asking price around 640 psf now. I am going again this weekend, think i will book on the Bandar Utama side (cheaper).

For what I know, facing Bandar Utama/Se terra is expensive than those unit face to puncak damansara condo. Are you typpo error?

Was at the gallery this weekend. They have plenty of units left, especially the Damansara Utama side.

Current package is 5% rebate, DIBs, Legal Fees, air-con in all rooms and fitted hood and hob in dry kitchen.

They also mentioned the 5K voucher, but it runs out end of Jan 2013.

Sounds like they are planning a big promotion in Feb, for CNY. Looks like the rebate might be 10% (ie zero entry).

This project pretty good, even for leasehold. The nearby area is booming, Pelangi rental is very good and new launches in the area on leasehold land touching 700 psf.

If the roads can be upgraded, definitely worth investing.

There are 4 types of units in 2 tower blocks.

One block faces morning sun (Damansara Utama side) and has a 50K premium. Other block faces Bandar Utama.

Types are:
1,175, 1279, 1,423, 1,670. Price per sf is around 500-550

Report highligts for Centro:
- Glomac might upgrade Centro's access road

lowlights :

Report highligts for Centro:
- Glomac might upgrade Centro's access road

lowlights :
- Sales as per reporting date was only in the range of 40-50%

Essentially they are offering an ID package, of up to 100k. I'm not impressed with ID packages, you usually have to choose their vendors and I am sure you won't be value for money, therefore I asked if I could have that amount as a discount. They said yes, but the discount varies for each unit.

I think this is why sales have moved so much recently, by my calculation with this discount and DIBs you almost pay nothing to sign SPA and with 90% loan, you pay nothing more until handover.

I think they may sell out soon. Unfortunately I cannot get 90% loan anymore.

You might check out the actual site yourself. Some people don't like their condo smack in the center of kampung...the uptown is smack in the center of shoplots (very matured busy shops)

Not sure when it will go off. Perhaps need at least 3-5 years easily.

I also know they will be an upcoming high end condo nearby Centro.

Hi, any one can confirm the main enter it is near to the flat? Just back from the office and booked a unit. Didn't take the ID but use that as 10%. 3rd floor near to guard gate. 1423sf.

I asked the same question. The explanation as follows:

Closer to completion or upon VP, the developer will apply for the individual strata titles. Before this can be done, the lease will have to be renewed to 99 years.

Therefore when you receive your unit, the lease will 99 years or very close too.

hi nick,

this is the info i have told by my sales exec to me. upon the placement of booking, u have 14 calender days to sign SNP provided that your loan everything settle. upon the dateline, if u havent done, they will issue 1st reminder, for another 7 days, then second reminder once the additional week lapsed. Second reminder also carries 7 days. so in total. u have 4 weeks. however Glomac do accept anything longer then 4 weeks but not more then 6 weeks provided that you gave them written reasoning. once lapsed. ur booking will be refunded minus RM500 (administration fees)

Im engaging with multiple bank office all from panel bank. as of date, i already submitted 5 application yesterday. see which one offer the best

That really confused!

At first the SA told only MBB, CIMB, HSBC & OCBC is their panel. Only this 4 banks above have DIBS for this project.

But later said pls refer to page no.3 all those listed are panel.

Any future neighbours can clarify this?

From the info i gathered, the issuance of strata title has nothing to do with the extension of the lease, the title can still be issued even though d unexpired period is less than / not closed to 99 yrs.

Unless Glomac willing to pay for the extension premium.

Yeap joint income, total joint income >15k. Margin of financing can go up to 90% but i only opt for 80%. Stretch to 30 years

This would be my 2nd prop ( supposed to be 3rd) as ive disposed my bu pelangi utama mid last year

for rental, i think glomac will hv to compete with the nearby pelangi utama, which the current rental is about RM2000+/-
do u think glomac can fetch 2.5k rental for the smaller unit?

If purely for rental play this Centro is a negative investment.

Average installment for 30yrs is around 3200 + 250 (maintenance fee), total 3450 permonth.

Negative 1000+ every month.

Centro need to rent at least 3500+..

Rental just play a role as a catalyst to expedite the loan repayment duration. the owner still need to pay the instalment. this is how I see :-)

Now waiting for loan approval! Went to the site over the weekend...there are quite a number of squatters surrounding the development..but the access to Sprint highway and DU is good i would say that.. a lot of small roads connecting

However not sure how choked up the road during peak hours

A lot of alternative routes available.

Don't really understand, the S&P is pending because of Glomac's fault but at the same time they chase you for the S&P?

i just got the loan approve by have not sign the S&P yet, Glomac didn't chase either.

That is just some letter they sent by default only.

would it be better if i am using the same panel Snp lawyer for the loan agreement, should be more convenience and hassle free right, i guess..

how about you guys? are you use different or same lawyer

I check there's still one more unit left for 1175 sq ft , at level 03 or 03A , facing DU (East). Price I'm not too sure. Perhaps you can drop by and ask ? I saw it last Saturday when I drop by to collect my S&P :-)

Hey bro - i bought the 1279sqf (RM521/sqf - after disc) low floor unit but no obstruction from the shop lots (as it is three storey high shop lots) and condo at far...

They are giving 10% discount (to offset your DP) or you can opt for the ID package worth more than 100k

As Foo pointed out - better go there and have a look! There are a lot of high floor still available - maybe you would want to go for DU side as facing BU side are all taken up...

1423sqf units are still available though..midfloor

Then pehaps you can engage my friend's law firm then. I initially want to use hers , but my bank told me take longer time to process if use non-panel lawyer ! Argh ! dunno true or not. In the end I use back the bank panel one la. Ish !

There is plenty of sizes. The smallest unit is 1175 sq ft , quite big actually.

Appealing for the loan now.. only able to get 80 MOF.. hehe..

Commitment higher then income already. Bought their Glomac Damansara last year. Under construction now so no tenany agreement to support.. :-(

Yes, the officer show me the price list. at now, they only offer the 10% of Interior Design upon completion. price increase approximately 6%. And most unit available now is face to Uptown.
IF not wrong, should be 50%++ sold out.

I beg to differ, im currently staying in pelangi utama, bought centro as this area became my comfort zone d.

Fyi, it took less then 10 minutes to go out to main road nkve there during peak hours 8-9am. As usually there will be traffic police assisting on outgoing flow to the main road. Que usually starts from mosque instead of setera. Going to main road through bu centerpoint is longer. Anyhow the 15-20minutes only apply during unusual crawl on the main road side which 90% caused by accident along the main road.

Night time peak period going out to main road keading to nkve usually takes longer, as there is no traffic police, it usually happened in between 7-8pm usually ease of by 8. Heading into jalan masjid from nkve main road usually smooth during peak hours.

Reminder to buyer whom took unit facing DU, ocassionally u can have the priviledge of watching indonesian fight between themselves as there iare bunch of minang, jawa and few others indonesian ethnic resides in the squaters area. U can also being interrupted by inconsiderate kids whom mostly resides on the low cost flat playing firecrackers. However if u took 20th floor and above, its not much of nuisance plus u will have a klcc view from afar.

End unit which facing DU and near the Sewage plant may ocassionally get the sewage smell after raining, i can confirm that as im staying in block b pelangi utama facing du. On unlucky weekend u may be interrupted by loud blasting speaker till late nite and 'awesome' voice karaoke session which usually have its permit approved by municipal council for wedding functions.

Hi,
To those who have bought units there, was there any mention by the developer regarding improving the access roads? From what i know, the road from Jalan Masjid to Centro is a small road and there're usually cars parked on both sides, and sometimes have to squeeze thru if there's oncoming traffic.. the speedbump there doesn't help either...

as part of city municipal regulation, any 3 storeys and above development need to have at least 1 incoming and 1 outgoing lane leading towards the area.

as of now; the 1 lane in and out is already there,

1) u may come in through the shoplots beside pelangi utama (but usually there will be low cost apartment owner's car parked by the roadsides at night
2) the innerpass road from DU
3) the mosque road

option 1 and 3 is the most feasible. If im coming from 1U side i will get through option 1 and if im coming from NKVE side i'll get through the option 3

as for squatters problem. nothing much can be done; unless city municipal really want to chase them or SEE HOY CHAN or ONG CHONG REALTY leased another piece of land along the jalan masjid road to built another townhouse.

Anyone tried to visit Centro site on a friday afternoon? Especially around the masjid area during Friday prayer hours..

Can imagine lah, if both sides of the narrow roads are parked with cars, only a single file of cars can pass at one time. There are a few buses from Tropicana Golf Club hogging the road sides too..

Just hope that the nearby bigger mosque currently being built at BU12 can be ready for use before Centro is completed. Can transfer the crowd and traffic over there. rclxms.gif

i do occasionally do my friday prayers there if im around PJ. yes i can confirm that passing through jalan masjid during friday prayers is a big NO NO, strongly advisable to come through One U, pelangi utama, entrance.

RS232C mind to share with me. You wait how long from sign of snp till collect your stamped snp.and you will need the stamped snp to process your loan agreement right.please advise.

Also most of the bank offer -blr 2.4 anyone can get better than this?

I signed the snp on 25th february 2013, they call to collect the stamped snp yesterday.

I use the booking slip without snp to apply for loan. If u take the panel bank, booking slip should be good enough as the bank will reverify with developer

I was offered blr -2.5 by rhb islamic, but i turned down the offer as they cant include bank legal, and 5 years mrtt inside loan.

I got mine signed with mbb islamic at a rate of blr -2.4

same with mine...Mbb islamic, no lock in, no MRTA required, B-2.4%. Fast approval (within 5 days from submission), semi-flexi, can finance legal fee.

ya, its slow due to developer not really hard selling on it smile.gif. Financial strong mah...
agree with fooj, price below RM600psf is very hard to find somemore its prime condo.
just look at the dijaya properties in pj, sunway's nexis, see hoy chan uptown, jaya one, glomac's residence, and etc. All above 700psf since end of 2011

After launched for Tropicana Garden phase 2 last week..
I would said this Centro is a good deal with the location...

Good entry package, cheaper price psf, come with some furnished....

I think their sales will catch up soon...

There is second phase for the Centro, now is the first phase...big opportunity is there....location i feel is great take aside from the jalan masjid during peak hour. I believe the sales start picking up after the launch and adverts

Not easy to get the authorities to approve a new egress to sprint, to enlarge the existing egress along jln masjid / add in a slip road tat connecting to sprint might have a better chance

Many units still available i believe as i also got some customers loan rejected and they gave up purchasing. However, the Sales agent from Glomac keep pushing for customers loan to approve.

Dear all sifu, i collected snp today.do i need to send then original or scan copy to loan lawyer? Anyway my advice to everyone try to avoid maybank agent. After i sign lo.totally lost contact.call never pick up,sms never answer. Now i stuck don't know how.don't know who is my loan lawyer also.what should i do now? How long i have to settle the loan agreement.

The bank will send your contact to their panel lawyer. You just have to wait for the lawyer to contact you. Your loan lawyer will request original copy from you. You are given 3 months grace period.

Bro are u saying mbb islamic bank exec name fadzli? Mobile team base in mbb klang forgot which branch?

If yes, he is the ome handled my loan and everything went out smoothly. He texted me last week saying he will be out of country to europe for a week under mbb; something like prize given by mbb to selected sales person whom hit the top sales

Yah , please share. My loan agreement legal fees & stamp duty cost me about 1.3% of my loan amount !

Usually panel lawyer is not cheap. My friend can offer me about 1% of my loan value , however not panel for RHB Bank , so I can't take her.

Seriously I really disappointed with my Maybank agent, some more he say banker lawyer will be cheaper and also is only 1.3% as fooj mentioned. Worse case I wait till end of today if still did not settle for me, I will call to complaint to Glomac.

Like that ar , perhaps you call the lawyer 1st and ask them to give you some discount on the legal fees. I believe they can do something about it.

Applied to all purchasers, either u choose the interior design package worth up to 100k or 10% off from SNP price.

Basically u only need to pay 1% deposit and the loan documentation fees subject to not more than 2 housing loan on hand

I think the starting price is more than 596k now as the lower floors (3 - 13 floors) are all sold out except for few units. Higher floor units still plenty available.

Better drop by the sales gallery to check.

Thanks RS232C, that mean RM 728k loan agreement and stamp duty RM 14k is really too much!!!!

Another question, in the LO stated Legal Fees RM 14K (whichever is lower) if I managed to get lower then the monthly repayment will be lesser?

The right legal fees will be stated in loan agreement? or which doc? Please advice.

Hi Nick,

Usually the banker will state based on max, which then lawyer will issue the correct amount (in my case initially they roughly quote me 15K); once the amount finalized; they will update the amount accordingly. which then will reflect ur monthly repayment aswell.

Loan agreement will state all the items. however in my case; i didnt include inside loan. i used my OD account with MBB to pay it. albeit the interest is running at 4.99% / annum which is higher but its only stretch for a year. The banker is the one arrange for me as i requested for that option. to pay using OD.

in long run getting example 15K (loan agreement + stamp duty) with interest at BLR -2.4% throughout 30 years of payment is pretty ...overkill. might aswell use my OD facility (initially plan to include inside loan)

Mine is about 1.3%, total 9k for loan agreement and stamp duty for loan agreement. in your case i think the problem is the panel didn't offer you any discount, try to ask for discount.

I heard the land is actually the paya land for this development. So the land is very soft, not sure it is suitable for high raise.

Went over to actual site today, traffic pretty jam up around jalan masjid due to cars park at the road shoulder for prayer. The townhouses with death end road with nobody occupied for quite sometime. This place really need a serious make over. Again the SA said the road outside Glomac territory is out of their control, it will be the join effort from other develooers who own the lands around the squatter area. Base on my experience this will still going to take years to realize...

Spoke with 2 different Glomac salespersons with different answer. One said the DU facing will be blocked by medium cost apartment and anything above level 17 is good. Another said no blocking view. Really not professional!!

I was told by SA the earlier buyer received additional car park for 1175sf and 1240sf. Is that true? Anyone can confirm?

Not true. Not all 'earlier' buyers get it. However I know the 1st batch (maybe 1st 50) get it.

Location wise abang adik only la, accessibility wise i believe the boulevard main entrance is near by the petrol stations fronting the sprint highway so might have problem in the weekday morning rush if you want to made u turn heading to KL or alternatively can use the kampung road pass thru kg cempaka / dsara jaya.

Residential rate is not in your S&P right? ! As I know want to convert fr commercial to residential rate only can apply after VP, And is not guarantee ...! Hopefully your developer will do responsible for all buyer! Good Luck!

my lawyer fee for loan agreement is also 1.1% of loan amount. This is after i asked for discount. must ask for discount..

btw, now the promotion is either 100k ID or 10% rebate? so good ar? when i bought only 5% rebate, free aircon and kitchen cabinet leh..
aiseh, but maybe the more ex units hard to sell so they give such offer.

Rental demand for surrounding properties are very good, I think due to big companies like IBM, KPMG, Schlumberger etc r quite nearby..

I think they will probably launch phase 2 after their road expansion around the area is done. It will look much better really that way.

And oh do note that there is 1 unit type which has a bad layout. I forgot which one. The toilet ventilation basically sucks for that one.

My banker told me bank will only fund Glomac on July coz that is also the pilling period.
I think completed by May of 2015 should be no problem, just look at their Suria Stonor, KLCC r ahead of schedule several months.. the Glomac Damansara Residences seem like also ahead of schedule now..

I'm not surprised. Hope that place is not jinxed lol.

This plot of land was previously a commercial project 'Dana 2' by Puncak Dana.
Supposed to be built in 2006, be ready by 2009. But it was abandoned. Some piling had started.

After that, another developer took over. More pilings were done. Even a cement silo was brought in.

Not sure what were they trying to build. But it was abandoned again.


Until Glomac bought the land.


Let's hope current Centro buyers keep pushing Glomac to complete the project on time.
Don't say start piling in May, then July. Some piling already been done earlier. But not much.

I receive one before for the reminder to sign S&P (after i have signed!) and yesterday receive another one which i haven't go to post laju office to collect yet.. any idea what is this letter about?

is quite annoying as you will have to drop by to post laju office to collect the letter...

AFAIK all types are still available although certain sizes + facing are sold out. eg. 1670 facing east are all gone.

Price varies greatly, depending on size la... entry price 600k all the way up to 1mil

10% rebate, pay 1% booking fee (which is refunded on VP) and RM450 for disbursement fee.

They are open on Sunday bro.

Dear All, just to share with you my unpleasant experience with Maybank mortgage consultant "WXn MXhXmXd FXzli" from Klang office. I placed deposit during CNY Feb 2013, and initially this agent is good by 1 - 2 weeks the loan already approved. Problem come when I don't want to use his appointed lawyer that cost me RM 14k ++.
He delay my request to change to other lawyer that only cost me RM 8.5k ++. I have to call the expensive lawyer (as the appointed letter with them), call the bank, Glomac, and my lawyer, just to figure out where went wrong and pass message from one to another. The agent never pick up my call and reply my sms. After this problem solved then another problem come, the LO is more than 90%, I have to bear the additional 1% interest. I really don't know if the agent pass his math, and the best part, I overlook it!!!, then have to call the bank again to regenerate the LO. Yet the agent give empty promise say will settle but then went MIA, again I have to call here and there to solve the problem . From Feb till now, I am suffering. I already log a compliant to Glomac, I will write a official letter to Maybank to complaint.

Went to the showroom today at Menara glomac as my customer wanted to sign the LO there. Based on the chart, I think only 80% sold and many units still available. You guys can go have a look.

I think for 4 reasons:
1 - There are more units of 1200 sf
2 - Damansara Utama side is morning sun, therefore slightly more expensive
3 - 1200 sf unit only comes with one car park
4 - Minor view blockage

1. Facing refuse chamber. Its gonna be very stink.

I booked a unit last week at Glomac Centro too. It's on 25th floor. Now in the process of applying for loan. According to sales person, they are trying to sell off the higher floor units now that they are released.

As mentioned above, some units are not sold yet even on the lower floor because it is right opposite the garbage chute.

By the way, anyone has any news about the squatters around the area? I guess that's really the negative part of this development. Hopefully they can be relocated in the near future and value of the property can go up. As for traffic, I work nearby and I think it's bearable as there are alternative routes.

Let them know you will goingto complain to BNM the way they delaying you cause additional interest.

The land size of 2nd phase is smaller than the current phase, think high chances soho + service apartment, retails not likely due to land size limitation and demand factor.

I wonder many people complained about the location. The location is actually fantastic and from the price of psf. It does not reflect the location.

I strongly suggest people who interest the project, google the location and drive down to One Utama for shopping trip and along the way, drive to Centro, its just 5 minutes away from 1 utama.

Totally agree location is nice. Think about they are trying to revamp the area with so many medium to high end landed property such as Bella Damansara, Se Terra, Desa Utama etc. Don't think it will goes wrong unless it happens in Kayu Ara.

Anyway now only left BUMI unit for sale with 10%+7% which is around RM5xxpsf. Very reasonable and cheap actually.

Glomac centro is located at a totally low class awful location. Its at the worst part of kayu ara, not only is glomac Centro surrounded by indon kampung, but also numerous low cost flats inhabited by ex squatters whose second generation now terrorize the area as mat rempit.

But of course, in this point of time, everyone can make money from the worst locations. Thats why earlier buyers are selling. But would u want to buy this location and do you have the risk appetite to sustain this in he next few years ?

Agree....my own experience, last few years ago (2007) i bought casa suites, lots of friend laugh at me, say use almost 300K buy a studio, so small la...only one room la...only on entrance la...bla bla bla....but, after 2011 onward, even u want to use 500K , nobody sell to you.....

The access road from pelangi utama no doubt is narrow caused by the cars parked along the road. but jamming up d whole way is just occasional only.

I m staying in pelangi utama now and bought a unit in centro for own stay as well, after all not all buyers are investors.

Kayu ara is spanning from bandar utama to jalan cempaka, i dun think the centro location is the worst part of kayu ara, have u been to the other part of kayu ara next to jalan cempaka?

Frankly I do agree price is fair if there is development around the area. Damansara Uptown is going to have uplift of image within three-four years time. By that time, people will regret why they don't buy.

Can compare uptown residence with the price of Glomac Centro. Glomac Centro now have unit available on higher floor with all is Bumi Lot which come around ONLY RM500psf. I think RM500psf in center of Damansara is a bargain.

Surrounding/ environment - awful
try drive to the place at night.... you will feel very insecure...

and SA told me... glomac have no plan to widen the road to this centro.... really cant imagine during peak...
Really hope more developer (like OCR) buy the land in kayu ara to build more townhouses... then the place can transform to a better living place.....

so far didn't received any letter from glomac, from the work progress seems like they r focusing on the shop lot.

Think for the residential units, foundation still in progress. thus no claim yet.

settled d differentiate sum last weekend. Still got plenty of Bumi unit available. SA informed that the piece of land stretching from the sekolah agama to Se terra been bought by developer. Any one heard this before?

Besides, the plot next to se terra is going to b another town house project, total unit less than 20.

My friend's boss wants to resell his shop lot there for around rm 3.5 million once the development is ready.
Any chance the developer gonna widen the access road?
And the surrounding place and roads looks distraught with all these kampong motorcyclists running all over the place.
Hopefully the Selangor Government can do some things to improve the neighbouring outlook.
Is it worth investing here?

Last week I received a notification letter dated 24th September 2014 informing me that Glomac Kristal has received approval to extend the date of vacant possession from 36 to 42 months. Now we're supposed to sign a supplementary agreement to comply with authority requirements.

To be honest, I visit the site at least once a month to view the progress as I have one unit condo there. And I've already expected a delay as it took extremely long for the foundation to be completed. I'm no property expert, but one year for the foundation should definitely be a sign of delay.

This was confirmed when I received an update that the developer has requested for payment for the first 10% completion as per SPA schedule.

So back to the original intention of this post, I do NOT want to sign any agreement agreeing to receive the delay in Vacant Possession as it is my right to receive it within 36 months. I have yet to see the supplementary agreement, but is anyone there like me?

We have rights to be compensated for delay!

I will go home today and check the LAD within my SPA and also the Loan Agreement terms to ensure I will receive sufficient compensation for any interest charged and cost of housing caused by the delay.

I also want to warn you, since the SPA is done by Glomac's 'Panel Lawyer', they most likely will not work in your favor to get the compensation you are due. Afterall, they have some handshake agreement to become part of Glomac's panel.

So learn about your rights as a home buyer. Put your SPA lawyers to your tasks. Remember, they are supposed to be YOUR lawyer. Not some minion for the developer.

I have told my lawyer that I will sign no such agreement until they explain to me what rights for compensation I have.

There is no sure thing in life except death.

Kampung Pantai was a desolate kampung area before it became Bangsar South. And it made sense in hindsight because in the no.1 rule of property investment is location. And Bangsar South's location between PJ and KL is awesome.

So regarding Glomac Centro, you have to decide if the location is good enough for you. If you like the location, then buy. If not, then dont.

Also, you have imagine a bit further into the future because as I've mention in the post above, there is a delay in vacant possession. LOL!

My SPA lawyers are Ahmad Fahmi and Nor. And they didnt do anything except call me to arrange to sign supplementary agreement. I've already told them to explain exactly what compensation I'm getting. After that the Legal Assitant just said the lawyer will contact me. They have not acted in my interest thus far, and I'll be very interested to hear what my supposed lawyer is going to tell me.

I will not sign any bullshit until I get a satisfactory reply.

Let's keep this thread alive and see what we can do to ensure our interests are protected!

I got confirmation from developer stating

"There are no changes to the terms of DIBs. With the extension of SPA date, the DIBs follows.

This means, we shall continue to bear the interest during constructions as per the offer to purchase letter. Up until issuance of notice of vacant possession or 3 months after the (new) SPA date."

I have this in email writing and will keep this as evidence.

my take is that we may agree to the extension of time but we may not necessarily agree to waiving our rights to LAD.

I forsee the developer not fulfilling their obligation to complete the kitchen cabinets as promised or use this as an excuse to delay delivery or as a pre condition of waiving the LAD, probably because its not stated in the SPA. Or, the developer would handover without the "extras" and only start doing the cabinets after CCC because every day delay is thousands of ringgit cost to them.

A sales person called me saying they are releasing 50 developer units or Bumi units @ 580psf with 7% + 10% discount. This essentially makes it 485psf. Comes with A/C in every room and kitchen cabinets with hood. Only 1 car park though. I thought all condos come with at least 2 these days. Projected completion by next year.

Worth buying? Planning for own stay.

BTW, what's the difference between Centro and Centro V?

Staying nearby the area. No new access road but within 15 minutes walk to the MRT 1/LRT 3 station, and less than 2 minutes walk to nearest feeder bus stop. Bad thing is it’s surrounded by low cost housings.... occupancy still low.

now that you mention, yeah 10% price drop the usual. but 5% also got. at least once a month got auction from a particular bank.

owner managed to settle outstanding with the bank

but not for long. not paying again:

Out of curiosity, pass by this area few times and see that the occupancy is really low and noticed so many lelong units. Is this development so bad?
