hi nick,

this is the info i have told by my sales exec to me. upon the placement of booking, u have 14 calender days to sign SNP provided that your loan everything settle. upon the dateline, if u havent done, they will issue 1st reminder, for another 7 days, then second reminder once the additional week lapsed. Second reminder also carries 7 days. so in total. u have 4 weeks. however Glomac do accept anything longer then 4 weeks but not more then 6 weeks provided that you gave them written reasoning. once lapsed. ur booking will be refunded minus RM500 (administration fees)

Im engaging with multiple bank office all from panel bank. as of date, i already submitted 5 application yesterday. see which one offer the best

Got 4/4 offer letter from all the banks i apply. Blr -2.4%.

Initially i thought i wont be able to get the loan for the biggest unit, fuh, pass

Yeap joint income, total joint income >15k. Margin of financing can go up to 90% but i only opt for 80%. Stretch to 30 years

This would be my 2nd prop ( supposed to be 3rd) as ive disposed my bu pelangi utama mid last year

I beg to differ, im currently staying in pelangi utama, bought centro as this area became my comfort zone d.

Fyi, it took less then 10 minutes to go out to main road nkve there during peak hours 8-9am. As usually there will be traffic police assisting on outgoing flow to the main road. Que usually starts from mosque instead of setera. Going to main road through bu centerpoint is longer. Anyhow the 15-20minutes only apply during unusual crawl on the main road side which 90% caused by accident along the main road.

Night time peak period going out to main road keading to nkve usually takes longer, as there is no traffic police, it usually happened in between 7-8pm usually ease of by 8. Heading into jalan masjid from nkve main road usually smooth during peak hours.

Reminder to buyer whom took unit facing DU, ocassionally u can have the priviledge of watching indonesian fight between themselves as there iare bunch of minang, jawa and few others indonesian ethnic resides in the squaters area. U can also being interrupted by inconsiderate kids whom mostly resides on the low cost flat playing firecrackers. However if u took 20th floor and above, its not much of nuisance plus u will have a klcc view from afar.

End unit which facing DU and near the Sewage plant may ocassionally get the sewage smell after raining, i can confirm that as im staying in block b pelangi utama facing du. On unlucky weekend u may be interrupted by loud blasting speaker till late nite and 'awesome' voice karaoke session which usually have its permit approved by municipal council for wedding functions.

as part of city municipal regulation, any 3 storeys and above development need to have at least 1 incoming and 1 outgoing lane leading towards the area.

as of now; the 1 lane in and out is already there,

1) u may come in through the shoplots beside pelangi utama (but usually there will be low cost apartment owner's car parked by the roadsides at night
2) the innerpass road from DU
3) the mosque road

option 1 and 3 is the most feasible. If im coming from 1U side i will get through option 1 and if im coming from NKVE side i'll get through the option 3

as for squatters problem. nothing much can be done; unless city municipal really want to chase them or SEE HOY CHAN or ONG CHONG REALTY leased another piece of land along the jalan masjid road to built another townhouse.

Can imagine lah, if both sides of the narrow roads are parked with cars, only a single file of cars can pass at one time. There are a few buses from Tropicana Golf Club hogging the road sides too..

Just hope that the nearby bigger mosque currently being built at BU12 can be ready for use before Centro is completed. Can transfer the crowd and traffic over there.  rclxms.gif

i do occasionally do my friday prayers there if im around PJ. yes i can confirm that passing through jalan masjid during friday prayers is a big NO NO, strongly advisable to come through One U, pelangi utama, entrance.

I signed the snp on 25th february 2013, they call to collect the stamped snp yesterday.

I use the booking slip without snp to apply for loan. If u take the panel bank, booking slip should be good enough as the bank will reverify with developer

I was offered blr -2.5 by rhb islamic, but i turned down the offer as they cant include bank legal, and 5 years mrtt inside loan.

I got mine signed with mbb islamic at a rate of blr -2.4

Bro are u saying mbb islamic bank exec name fadzli? Mobile team base in mbb klang forgot which branch?

If yes, he is the ome handled my loan and everything went out smoothly. He texted me last week saying he will be out of country to europe for a week under mbb; something like prize given by mbb to selected sales person whom hit the top sales

im a bumi but i didnt take the BUMI discount as the moment u take the 7% ; ur unit will become BUMI unit. and it will be a hassle for me to sell in future (if say i sell lar)

Hi Nick,

Usually the banker will state based on max, which then lawyer will issue the correct amount (in my case initially they roughly quote me 15K); once the amount finalized; they will update the amount accordingly. which then will reflect ur monthly repayment aswell.

Loan agreement will state all the items. however in my case; i didnt include inside loan. i used my OD account with MBB to pay it. albeit the interest is running at 4.99% / annum which is higher but its only stretch for a year. The banker is the one arrange for me as i requested for that option. to pay using OD.

in long run getting example 15K (loan agreement + stamp duty) with interest at BLR -2.4% throughout 30 years of payment is pretty ...overkill. might aswell use my OD facility (initially plan to include inside loan)
