I asked the same question. The explanation as follows:

Closer to completion or upon VP, the developer will apply for the individual strata titles. Before this can be done, the lease will have to be renewed to 99 years.

Therefore when you receive your unit, the lease will 99 years or very close too.
*
From the info i gathered, the issuance of strata title has nothing to do with the extension of the lease, the title can still be issued even though d unexpired period is less than / not closed to 99 yrs.

Unless Glomac willing to pay for the extension premium.

Dear All, the Glomac legal call me to sign the snp but I still working on the loan thing. Please advice should I sign the snp this weekend while I still sourcing for loan.
*
Better ask for extension first if 14 days lapsed.

Just secured a unit at Glomac Centro as well...facing DU side

Now waiting for loan approval! Went to the site over the weekend...there are quite a number of squatters surrounding the development..but the access to Sprint highway and DU is good i would say that.. a lot of small roads connecting

However not sure how choked up the road during peak hours
*
If u r coming from jln masjid (pelangi utama)Normally the que will starts from the se terra, it will takes abt 20 minutes to reach the junction connected to sprint.

as an alternative, u can cut thru the town house area and joining back to BU or just use the road next to the low cost housing area to DU.

A lot of alternative routes available.

saw there are some units picking up, should go and check out again..look at the map, it might have another exit to Sprint through the squatters in future?
*
Not easy to get the authorities to approve a new egress to sprint, to enlarge the existing egress along jln masjid / add in a slip road tat connecting to sprint might have a better chance

Many units still available i believe as i also got some customers loan rejected and they gave up purchasing. However, the Sales agent from Glomac keep pushing for customers loan to approve.
*
mind to clarify in what way developer can push for customer loan to be approved by the bankers? rclxub.gif

loan for 730k, legal fees and stamp duty everything 14k! I tot we entitle for some discount, according to snp lawyer. I have some quotation the cheaper is 8k ++ but too bad not Maybank panel.
*
If 14K means without any discount given, standard rate applied and the disbursement shld be quite high.

Is this discount available for Non-Bumi?
The starting price is from RM 596k as saw in http://www.iproperty.com.my/news/5102/glom...ounding-success
if there is no discount, we will need to pay up massive downpayment, lol.
*
Applied to all purchasers, either u choose the interior design package worth up to 100k or 10% off from SNP price.

Basically u only need to pay 1% deposit and the loan documentation fees subject to not more than 2 housing loan on hand

I think the starting price is more than 596k now as the lower floors (3 - 13 floors) are all sold out except for few units. Higher floor units still plenty available.

Better drop by the sales gallery to check.

QUOTE(bengwira @ Mar 18 2013, 08:24 PM)
Mine is about 1.3%, total 9k for loan agreement and stamp duty for loan agreement. in your case i think the problem is the panel didn't offer you any discount, try to ask for discount.
*
1.3% was a fair deal, 1.1% was a good bargain....

Base on location, why to consier boulevard  resident Condo? ! Just behind 10 Boulevard Shop,  location better that Centro Gromac. Kust Hear the developer reopen the units (Boulevard residence Damansara) 890sf and 1100 sf.
*
Location wise abang adik only la, accessibility wise i believe the boulevard main entrance is near by the petrol stations fronting the sprint highway so might have problem in the weekday morning rush if you want to made u turn heading to KL or alternatively can use the kampung road pass thru kg cempaka / dsara jaya.

I receive one before for the reminder to sign S&P (after i have signed!) and yesterday receive another one which i haven't go to post laju office to collect yet.. any idea what is this letter about?

is quite annoying as you will have to drop by to post laju office to collect the letter...
*
Its the same letter for my case, if not free to drop by the post office, just dun bother.

Left like 20-25% only. When I booked saw other people also placing booking.

I went for 1670, what about you? Usually someone will compile a list of LYN buyers smile.gif
*
just noticed the 2nd bathroom n powder room for 1670 unit have no window in it, wondering did any one asked the developer whether any exhaust fan provided for that particular bathroom?
