510K for 962sf at that location all because of MRT factor?
Then i'll go for D'Alamanda@Pudu Ulu or Amaya@Maluri
1) LRT, MRT (Sg Buluh-Kajang) & MRT (Circle Line) exchange hub w/i 500m
2) Jusco, Velocity w/i 500m
3) Future Tun Razak Exchange, Cochrane IKEA w/i 2km

These are leasehold..I prefer Laman Midah which are freehold walk to MRT

lido 962 = 510k , amaya 920 = min 610k
lido condo = amaya non condo still have some shop. condo with shop abit chap. for rent out ok if chap.
amaya too near to mrt, lido still some distance,too near mrt for own stay not so good.
d'alamanda, also have shop not condo, is a bit run down and price seem not up any more. no dought d alamanda is good buy.

but i guess the amaya should be more secure choice for investment, since i think it will be another dolls house soon lol
for single man own stay, should be da best choice...hahaha rclxms.gif
rent out rate should be higher since it more convinient factor. eg jusco.

actually im thinkin to get the 716sq unit of amaya. around 450k.
worth ?

so many debate on this topic after long time didn't log in here tongue.gif .

i had walk from the site using the pedestrian bridge and pass thru the velodrom (existing walk path) is merely 9 mins (normal walking speed) and can see the MRT construction. according to SA there will be link pedestrian bridge connect from Tmn Bukit Ria MRT station to Velodrom.

i went to the site, will upload picture later, the townhouse is sommerset close. buy or not is up to you, asking price is around RM650k plus for 1,700 sqft. workmanship, is atrocious... after LIDO is up, definitely is not good for townhouse owner.

one of my relative hantam 1 unit of that townhouse, construction spent almost 4yrs.....
now still kosong, havent rent out yet ! rclxub.gif
lucky his kind rich, for me i pengsan oledy...

Hi,

Just visit LIDO few days ago. It quite nice but is about rm600psf (before 10% discount). For me is not worth it at the moment. And I not prefer the night market surround.

If who consider LIDO, summerest also good to consider since now is less than rm400psf.

Above just my comment to share. Cheers....smile.gif

yal... please check the night market at the main access road before plunging in my advise....
the market is terrible with all the car double triple park as if they own the bloody road! mad.gif

Why not consider the Orando Project : Vila Vista, just nearby, better location & walking distance to MRT? Only drawback is only leasehold.

the LIDO sales office is just next to the site & showroom of Vila Vista.

I use that road too,during pasar malam, they have RELA member to control the traffic & I believe the condition is not that bad. Yea, many cars double park but traffic flow is manageable. Look at Connaught & Midah Pasar malam, the drivers too all like to simply park like their bloody road too! Many Malaysian drivers are selfish & plain ignorant.

Totally different story. you couldnt compare like that

Tmn connaught PM:
3 lanes with no u turn or traffic lights. most of the cars on right lane will not stop the car and keep moving ahead.
those double park is on the emergency lane. and it wont make the road jam tho, unless for those want to turn into PM area.
i nvr stuck on the 3rd lane tho. to be hornest.


Jalan Yakoblattif, in from of SMK Jln cheras :
its only 2 lane, with traffic lights and its T junction.
those cars park at the road side, and tis not emergency lane, there is no way to parking the car, but they still park from the round about area( believe me, try go visit on weekend )
till to the SMK technic road side.

no matter u came from Bandar Tun Razak, it will Jam. coz only 1 lane left. ( its my personal experience which i live that area for 20yrs for god sake.....)
and if you came from The round about, its stuck on be4 the PM area, traffic light is usless due to all cars is blocking the way.

my personal experience, ive spend 15mins for stuck on that U-turn traffic lights.
The reason is simple, both side car coming too much and only 1 lane left. and the car is not keep moving becoz of some cars need to WAIT PARKING and just stay on the road.

ive even saw a worst, there is an AMBULANCE car that cannot get thru it. for almost 15mins. ( coz im just behind the ambulance car, tats why i noe )


Beside above,
im wonder there is sufficient area for 2 bloody 27+ floors codors can build there. and im really interested to see hows the traffic will going soon.
( and im glad that the construction coming soon will making the PM area more dusty !!! YEAH !! and hope the Lories will crush on those double parking cars on that area)
