villa vista is huge size unit. maybe need 1mil++
*
correct.
entry level should be 730k tho........

but for walking distance to the MRT station ,its the best so far on Taman Pertama area.
coz the road is right turn and around 2min u can reach the station.
(station should be located at the infront of the corner shoplot, due to the scale of construction can be see now )

next nearest should be Pertama residency.
(walk from Shell station , around 3mins)

Lido......
forget it, no one will walk tat far and accross the street to the other side of Tmn Pertama.
unless you walk into the high way , short cut lol ( die fast ) kidding....lol

Totally different story. you couldnt compare like that

Tmn connaught PM:
3 lanes with no u turn or traffic lights. most of the cars on right lane will not stop the car and keep moving ahead.
those double park is on the emergency lane. and it wont make the road jam tho, unless for those want to turn into PM area.
i nvr stuck on the 3rd lane tho. to be hornest.
Jalan Yakoblattif, in from of SMK Jln cheras :
its only 2 lane, with traffic lights and its T junction.
those cars park at the road side, and tis not emergency lane, there is no way to parking the car, but they still park from the round about area( believe me, try go visit on weekend )
till to the SMK technic road side.

no matter u came from Bandar Tun Razak, it will Jam. coz only 1 lane left. ( its my personal experience which i live that area for 20yrs for god sake.....)
and if you came from The round about, its stuck on be4 the PM area, traffic light is usless due to all cars is blocking the way.

my personal experience, ive spend 15mins for stuck on that U-turn traffic lights.
The reason is simple, both side car coming too much and only 1 lane left. and the car is not keep moving becoz of some cars need to WAIT PARKING and just stay on the road.

ive even saw a worst, there is an AMBULANCE car that cannot get thru it. for almost 15mins. ( coz im just behind the ambulance car, tats why i noe )
Beside above,
im wonder there is sufficient area for 2 bloody 27+ floors codors can build there. and im really interested to see hows the traffic will going soon.
( and im glad that the construction coming soon will making the PM area more dusty !!! YEAH !! and hope the Lories will crush on those double parking cars on that area)
*
Dear Jillybean,

wow, very detail on the traffic condition analysis LOL...I know how you feel, especially Saturday, you have one pasar malam in Tun Razak, one in Taman Midah, sometimes really annoying to be stuck in the traffic. Maybe it will be worse when the few apartment blocks behind the BHP station are completed, you can expect more traffic.

But I don't think they will carry out the construction work at night, so chances of the lorries crushing those double parked car will not be that high i guess hahahaha.

The location is very strategic I must say, minus the few days where you have pasar malam, the rest of the days, coming back from KL centre to this place will be very much less stressful.

Anyway, I never really study this project, not sure where is the entrance of this LIDO condo located? is it in front of the secondary school?

Looking at their website aerial view, the plot of land is really small, couldn't imagine they can build a condo there.

I think there is also a surau there & you can hear the sembahyang right? correct me if i am wrong.

Yes.... Really like their father road.... Totally cannot compare with connaught... ppl are parking at the emergency lane... unlike bandar tun razak pasar malam all car need to squeeze into 1 lane and also some of the car move slow slow to find parking there... celaka..... taking their own sweet time while making the road congested... Besides that connaught pasar malam only happens on wednesday nite. but this bandar tun razak seems like quite frequent... i have to avoid the road every night.... damn it....... where is the traffic police when we really need them to give summons ?

Ya, i dint judge the developer record tho.
just sharing the location info about the villa vista.

but their previous project like Vistaria, Sky vista also not bad.
Vistaria fully complete, now all unit shout @650k+,
and sky vista oso can see they working at night also.
all unit with 16 feet high ceiling, feel luxury compare with normal spec condor. ( ofcoz price oso premium abit )
visit their show room once, tot of own stay but boh lui......
(entry level start @680k ! back to 2years plus !!! )

Hi buddy,

No doubt the "Location" is very good since its just less than 1min u can reach Jalan Loke Yew hiway, ( i got a double link in mahkota sektion 5, but i wont move in there....)
I stay in Tmn Pertama, i spend like 10mins to Pavillion @saturday night usually without jam.

as we know, where we will not jam in Wilayah/Selangor now a days rite, thats why i still think its very good location. but the surrounded issue we couldnt under estimate it.
its not like small small issue, when you stay for long term.....u will start hate the location there.

unless the Pasar malam will shut down, or it wont solve the most serious problem.

as u said,
Maybe it will be worse when the few apartment blocks behind the BHP station are completed, you can expect more traffic.
↑this one i dint count in to my analysis tho lol

about the enterance, i think the LIDO will do like the town house there, its facing to the school i think,
coz it will be worst scenerio if the build the entrance facing to the Pasar malam !
all cars will not moving for 100% during pasar malam time. ( Car in/out, sometimes visitor stuck at entrance, que...making road jam )

About the Surau, i think NO ? nvr seen got one there ?

the plot of land is really small, couldn't imagine they can build a condo there.
↑Ya, u should try visit the site, i really dunno how they can build it. thats im kind interested to know lol
its like a "Triangle" pizza slice size, from what i can see now, its like not making any sense could build a condor there......

If there is no Daily Pasar malam there, it will be great idea to get 1 unit.
but since the Daily PM is "Bandaraya" issue and most of the stalls is Malays owner......i doubt it will be shut down.

↑ Hahaha.....i tot of crash on those car few times before....seriously no kidding

True, Midah or Connaught PM is only once a week, and it wont make the road jam 100%, but this will.
coz its "Daily" operate. IF you got on friday, satuday or Sunday/Public holiday.....its like a biggest carnival/ Rave party there....................

Traffic police ? lol
they will hide under the bridge and wait for the "No u-turn" car make u-turn and cari duit kopi.

they wont kacau those illegally parking.
Never !!! coz its Malay operate tho...the pasar malam i mean. thats realistic doh.gif

Hi Bro,

no wonder you very familiar at this area, my parents are staying at Tmn Pertama too biggrin.gif too bad the price in Tmn Pertama not moving much due to leasehold & remaining 60 yrs plus I guess. With few more condo project coming up in this area & the MRT in the next few years, Just could not imagine how the traffic will be. Used to be very quiet & peaceful here but for the past few years, this area has been getting more crowded.

I think I would prefer Villa Vista over LIDO, but due to bigger build up & steep price, not really confident this investment would generate positive return.

I did remember few times at my parents house, I could hear the evening prayer coming over from the Stadium Velodrome, & there is a surau there too.

anyway, for those invested, they must have consider all the points already. Good luck!

the points ive mention was, if for own stay or some potential risk only. due to such area size.

You better pray they will not build PRIMA house at the velodrome site after privatized. Imagine 45 floor PRIMA apartment at that site like Alam Damai.

I think future Cheras central condo or You City is safer investment.

Yes, PRIMA housing target at ikan emas. Can u imagine when PRIMA completed. The amount of congestion at Lido, HUKM roundabout, PGRM, will be pure madness. PGRM would be the closest route to city. Unless, the new highway is link to Ikan Emas area.

i have visited the site last week.

actually those that bought unit with only one bedroom can park thisr car at the pasar malam.

i agree with you that the pasar malam can be a nightmare. But that pasar malam making walkinng from mrt to lido much safer.

this condo is not located inside bandar tun razak. so those low cost is quite distance from lido.

mrt is actually walkable distance. less than 500meter

962 sqf with less than 510k seem quite ok. Imaging the booming verosity , tun razak exchange , merdeka and the melitary airport just less than 5km from lido.

ot yet launch already >65% sold.
*
I just went there a few days ago. Two bedroom got one car park while three bedroom got 2 car park.

About the pasar malam , it will be removed. So not to worry much about it. It say that the land have been bought by a developer.

Now only less than 100 unit still left.

I also considering buying a unit. Hehehe...
