Bro, demand for studio in suburban area like SK is still not as strong as central KL for example. We cannot make a direct comparison in terms of ratio of studio vs 2/3 bedder due to different strength in demand for different categories.
Furthermore, all the non-studio projects you have just mentioned have different target markets, concept and design and not to forget, price. thumbup.gif

For someone to say that small units selling at lower price (on a per sf basis) vs big units selling at higher price (on per sf basis) and say that this belong to same category need to get his head checked! Does he know that some leftover units (881st) in Zeva are priced much lower than the biggest units in La Thea.

How can he freaking, for god's sake, say that big units at La Thea vs small units at Zeva serves the same category of customer. The price difference in absolute terms will be very very big. doh.gif doh.gif doh.gif

A 30% increase in today's market is rather optimistic. If you look at the position of Zeva, it's neither near to Cyberjaya nor UPM, smack in between. Would be rather hard if one is targeting students as students, more often than not, prefer to live nearby their campuses. Diamond Residence and Univ 360 is coming up fast and these 2 developments will also face a challenge in terms of securing tenants.

Cyberjaya itself has plenty of condos coming up fast and I myself am worried about my investment there. The only positive about it is if the take up rate is bad, I'll just shift there instead and rent out my current place, which is located at a very strategic place in KL with hot demand.

All SAs will certainly say its easy to rent out, regardless of location, property type or market demand.

That being said, it will still appreciate and it's not impossible to rent out. Lots of patience needed as I believe be a buyers market in the next few years, with lots of choices.

This is not SKIP highway. This is MEX interchange for SK.
