Bro, demand for studio in suburban area like SK is still not as strong as central KL for example. We cannot make a direct comparison in terms of ratio of studio vs 2/3 bedder due to different strength in demand for different categories. Furthermore, all the non-studio projects you have just mentioned have different target markets, concept and design and not to forget, price.
