Hi all, anyone knows the entry and exit of MEX expressway from Jalan Putra Permai. Both entry and exit from the opposite side (ie heading from SK old town area)?
I read somewhere from the internet that a diamond interchange will be built.

This area will be flooded with studios in the future. Zeva, 3 Elements, Galleria etc...
In my honest opinion, 2 or 3 room units should do better.

QUOTE(LCL01 @ Dec 24 2013, 02:44 PM) i duno how you derive your conclusion, but judging by the numbers of 2-3 rooms condo projects (3E, Sphera, O2 residence, Paragon 3, new condo behind 3E(duno the name), zeva and lathea sierra 16), a normal person with common sense will know which type of properties will do better. Bro, demand for studio in suburban area like SK is still not as strong as central KL for example. We cannot make a direct comparison in terms of ratio of studio vs 2/3 bedder due to different strength in demand for different categories. Furthermore, all the non-studio projects you have just mentioned have different target markets, concept and design and not to forget, price. This post has been edited by -TcT-: Dec 24 2013, 04:12 PM

QUOTE(LCL01 @ Dec 26 2013, 09:29 PM) all these condos launched with pricing 400-600psf, is considered medium cost apartment, still not the same category? U r freaking funny with ur comment. Luckily u didnt say "all these condos have different names!" For someone to say that small units selling at lower price (on a per sf basis) vs big units selling at higher price (on per sf basis) and say that this belong to same category need to get his head checked! Does he know that some leftover units (881st) in Zeva are priced much lower than the biggest units in La Thea. How can he freaking, for god's sake, say that big units at La Thea vs small units at Zeva serves the same category of customer. The price difference in absolute terms will be very very big.

QUOTE(LCL01 @ Nov 16 2014, 10:52 PM) If trinity can replicate z residence succcess on zeva, 50% capital appreciation shouldnt be a problem. You're so optimistic... In current market conditions, I don't think 50% is doable...

QUOTE(aerialk @ Nov 17 2014, 09:52 AM) I think the price will trading around 450~500 psf for apartment and 600~650 for studio after the VP, this my optimistic view. I am expecting price of about 550-600 psf (big sized units will be less) upon VP, which I think is reasonable given the rapid development of this area and MEX interchange which will be completed by the end of next year.

QUOTE(gavinfernando @ Feb 17 2015, 04:57 PM) I just want to prove that you got no point here. KIDEX connect from where to where? Where is Zeva relative to KIDEX? So do you think KIDEX has an effect on Zeva? FYI, KIDEX will connect with SKIP in BK. However, since KIDEX is off, most likely that SKIP is off too as these 2 highways are complimenting each other. Looking back at my previous posts here, do you think I am as clueless and hopeless as you?
