Location looks sibeh strategic. But access macam stuck in the middle of 2 side. Puchong/bukit jalil and Serdang. Sibeh jialat. Access sibeh need to improve.

Bottle neck is fine, just check how many turn needed for them to escape. At current traffic mostly able to drive through in just 1 cycle.

1 cycle is pretty good but usually more than 1 cycle
the worst part is when you cannot move even it is green light or when it is managed by traffic police
if the exit from zeva is at the side or back then i foresee bottleneck at that junction

buyers have no issue with the low cost apartment behind? and one big air tangki?
