Visited Dumalis last few week and found out that occupied stay in rates very high in Sierra 11, leasehold 2 story 1m and 3 story 1.3m, some house kaw kaw renovation as well, not really understand why superlink house can go easy to 1.3m and leasehold somemore in Sierra 16.

Visited Dumalis last few week and found out that occupied rates very high in Sierra 11, leasehold 2 story 1m and 3 story 1.3m, some house kaw kaw renovation as well, not really understand why superlink house can easy go to 1.3m and leasehold somemore in Sierra 16 but people still willing to move in, any reason ?

oh, because the built-up very huge mah, rarely got house 24x80 in nowadays market, normally 20x60, 20x70, 22x70, 22x80, 22x75, but it is wider and longer, so most buyer feel very comfortable with the layout, despite it's leasehold; and leasehold of 530acres still ok lah, everyone sama-sama together renew loh

then built-up of 2 storey 24x80 got 2900sqft, while 3 storey 24x80 up till 4221sqft, like a semi-D built-up, that's why people still looking for it lah.

and 16 Sierra got MRT and Clubhouse, so ownstay memang suka cari ni lah

Houses there looks nice..but for some reason quite empty.. Is it coz still new? Feels like empty ghost town feel.

You really speak out the points, nowsday market superlink house really easy can hit up to 1m, maybe now the selling point its huge sqft for own family stay, I quite like the dumalis environment inside.

No le I went to survey few sierra in 16 sierra and found that 11 sierra 3 story dumalis with good stay in rate more then 70% and some house still doing renovation, 2 story its second phase just VP not long ago also many people staying in ady, what I see it's most for own stay and maybe that's the most successful Sierra in 16 Sierra.

Dumalis 2 Storey 24x80 (2900sqft) Row 5 and Row 7 also selling fast now, not bad flex.gif
Just now doing a analysis found out 14 units was sold in past 5 months, hottest among all phases.

Now got Shopping Voucher for this HOC Last Call, Siapa interested kah?

Talking about superlink house, so called luxury house by IOI. I wonder how the house quality for this area.
IOI also develop superlink house at Bandar Puteri Bangi named Terresse 1 & 2.

It seems like crown jewel at the beginning, coz it was the first landed house build in this area.
However, many owner suffering a latent defect such cold water pipe leaking, waterproofing failure & the worst is minor landslide/movement which causing some of unit crack.

Now not even 4 years, you can see all the external painting faded already. I really cannot brain what IOI marketing thinking about this.
They try to develop a new township but the impression given on the first product is totally miserable!

Especially on the painting quality, do they think about first impression given by people who visiting this area to find a new house? lol!

I believe quality problem is common for IOI products.

Just go view a few subsale units of diff area, mostly the same bad quality

Hi. Any current owners of 16 Sierra units that's staying/have stayed here?

Would like to know what's your overall experience of living in this area, in general, eg traffic/food/environment/or any other things you would like to highlight. Just an overall sense.

Am considering the townhouse as one of my options for ownstay, have went to have a look at the units and researched on most pros cons. Distance/accessibility to me is an issue, but am liking the overall environment - seems family friendly, safe, not too secluded as other landed projects, future MRT.

HI, i am one of the owners and currently stay in sierra 12. Been staying here 1 year plus. I would like to said that the quality of the product above my expectations. Landscaping wise still maintaining well. We have formed our JMB and expecting IOI will handover to us soon. Harmony community and we have plenty of whatsapp group within same community during MCO, Food group, seafood groups, Buka Puasa Group etc. The neighbors here are all helping each other and would said we have string community despite just 50% occupancy.

Distance wise depends on where you travel often. I work in KL and usually took me around 25 to 30 mins to reach Sungai Besi ( Via MEX or Sungai Besi Highway).
You can travel to puchong for food, equine park ( AEON & Giant), Cyberjaya , IOI Citymall and also can connect to bukit jalil via puncak jalil ( Toll Free).
for me, so far so good staying at this area.

Thanks for sharing, that's good to hear! Am still debating if I'm to go with this or a more central PJ condo, but if landed is a go then I think Sierra is a solid option.

It seems intermediate Dumalis 2 storeys still selling at 1.08m after rebates etc and Avens at around 928k after rebate. Published price I think about 1.2m and 1.03m respectively.
