Look here like very diam, still got ppl finding landed in the market?

Now 16 Sierra still have balance unit in most phases, anyone still finding terrace within Klang Valley and don't want until Sepang or Semenyih can still find here

Limited units available lah, and some special feature that I personally like
Avens - double storey terrace 22x75 (spacious with skyroof)
Sierra 6 - 2 or 3 storey superlink 27x73 (very wide house with very nice skyroof too)
Dumalis - 2 or 3 storey superlink 24x80 (the built up is huge from 2900 - 4200sqft)
Akira - 3 storey Semi-D 45x85 (with 4600sqft and 6 bedrooms)
N'dira - Townhouse 27x73 (cheapest and spacious as built up from 2000sf -2500sf)

Higher Price but still a nice township with incoming MRT and easy connection to highway, so still have it's selling point and value loh

Either ask your spouse to drop you, or not sometimes when I sit LRT, will see some ppl bring along those "electrical scooter or skateboard" (dunno what it called, lol) and ride LRT. Since 16 Sierra considered quite greenery township and not very big like Tropicana/ Rimbayu, I think if cycling still possible also, exercise loh, haha.

And I believe with MRT is better than no MRT. at least got another optional public transport, especially if work in KL city center or children study or tuition in KL in the future.

oh, because the built-up very huge mah, rarely got house 24x80 in nowadays market, normally 20x60, 20x70, 22x70, 22x80, 22x75, but it is wider and longer, so most buyer feel very comfortable with the layout, despite it's leasehold; and leasehold of 530acres still ok lah, everyone sama-sama together renew loh

then built-up of 2 storey 24x80 got 2900sqft, while 3 storey 24x80 up till 4221sqft, like a semi-D built-up, that's why people still looking for it lah.

and 16 Sierra got MRT and Clubhouse, so ownstay memang suka cari ni lah

Dumalis 2 Storey 24x80 (2900sqft) Row 5 and Row 7 also selling fast now, not bad flex.gif
Just now doing a analysis found out 14 units was sold in past 5 months, hottest among all phases.

Now got Shopping Voucher for this HOC Last Call, Siapa interested kah?

the most current one is call Avens, Sierra 3, a double storey 22x75 with 2540sqft, a garden concept strata title landed living with pocket gardens & urban farm, around RM1mil for SPA Price.

hahaha, actually I am agent lah, just that till now not really seen developer said opening the phase 2, and in system got saw a very rare 2 units of Avens 2 but the price seems higher...

just wonder, so did they communicate when you can VP, 90 days from signing or progressive interest till they announce completion of phase 2?

oh ya, now phase 2 is officially launched and open for booking.
Expected CCC by next March, so now can choose between phase 1 or phase 2.

Price wise not much changes lah.

it's TM tower, should be no much problem gua, my current house behind also got one big TM tower and water tangki some more.
Not sure will be better internet connection or not, hahaha.

Galleria and Showhouse is actually closed for viewing during this MCO, so maybe you all can watch the preview video of Avens if you interested with the double storey in 16 Sierra, I also uploaded video for Akira too.

Currently we also have Avens 2 that just launched on mid Nov 2020 and estimated CCC on Q2 2021, and Avens 1 that CCC last year still have balance units too.

If compared Legenda, Legenda as I know from the staff that I work with, he said only got 100 units for up-coming phase, but already received over 100 cheques. Legenda need upfront pay about 100k cash. Legenda is good in location, but most ppl concern on the ex-mining land status and the big sum of upfront cost to pay.

If Legasi Kinrara, this I heard also fully booked once launching.

16 Sierra or Avens, the Chinese school nearby will be SJKC Serdang or SJKC Sin Ming side. here will be a township concept with Standalone Clubhouse, own MRT Station, 7 acres central park, yet next to LDP and SKVE only.

So, it up's to everyone own preference

Correct , no gate installations for Ndira units. Though purely judging from how the neighbourhood is set-up, with only one entry/exit and really responsible guards, I see kids playing around when I drop by unit to see reno updates in the evening.

The guards that are hired really on point with their checking and quite strict with the adherence to the SOP of the JMB. To my knowledge, they really do their utmost to make sure no visitors during this MCO time.

ya, Ndira as I know has the most strict and responsive JMB, good for residents also.

Type B will be more European style, living hall is behind of the house facing the linear garden, not the conventional landed style where living hall in front, kitchen behind, but it is nice also, since it's living hall facing linear garden, so can see more greenery.

IOIFinance has different percentage for different project, example LaThea Condominium has the highest finance margin, while Akira still not bad, Avens got sikit sikit for IOIFinance. But for Dumalis as left few units only, so they no plan of IOIFinance for it.
