What is the name of the sales agent? You should highlighted to Yuk Tung Management so they can take action on the sales agent. Most of the sales agent want to earn commission only. Once you signed you booking form, they oledi earn the commission whether you able to loan from bank or not. If you can't loan from bank or u wan to terminate it, the deposit tat u paid will minus RM500 for the processing fees.

For my case, the sales agent wan to get ANGPOW from me after I signed my SPA. the initially, he wan to get RM8XXX for his angpow but I told him that angpow is depend on me the amount to be paid. He keep negotiate the angpow with me until I fed up on him. So I straight away complain to Yuk Tung management and he don't dare to sms me n kacau me again. Besides that, he oso stop working from Yuk Tung.

I already told management that I got scolded, many times, when I called them for refund.
Maybe I should write a formal complain letter to them.

The sales agent also simply gave our phone numbers to other people.
We received calls on promoting their insurance package.

So tell management to shoot that sales agent. Sometimes we can encounter nasty sales agent one like last time got one customer encounter a sales agent to want extra 'money' from customer about rm5k to secure a unit. eventually after report to the management, that sales agent got fired straight away!

Wonder is the selling price for the Courts already increased. I remembered that the last year price psft is around 550 psf AFTER DISCOUNT. Now already RM 654 psft after discount. Even the SOHO that I bought is selling around 550 psf AFTER DISCOUNT.

I bought my soho 721 sq ft at 25th floor
RM498k

Even at 550 sq ft I still cannot cover my unit cost .
( 396k - at 550 sq ft)

So actually our soho very expensive for selling prices .
The rental going rate is for Sungei Besi areas is around RM 1500 for 1200 sq ft - 3 rooms .

So i worry only if I can't cover my Loan monthly

Our purchase price is 1 3/4 price of the Midfields condo with 3 rooms . Midfields was launched as around RM 220k that time . Now selling approx
RM 450k.

I am not going to calculate values based on per sq ft

If I do, I will lose out to those asking 3 rooms n 2 bathroom type with balcony thrown in.

I rather emphasis on the address n prestige building block for the Central ( SOHO) Residence that commands a good price or rental . That's why I hope that the mgt is not just completing a building . In order to have prestige, the CENTRAL must be known around as " the prestige address " that those discerning types will pay to rent or buy .

If Central is position n brand like any other condo around this area, then it will be tough to rent or sell high as by 2015, there will be few completed nicer n beautiful freeholds condo around Sungei Besi/ Kuchai Areas with larger space unit n facilities . If they rent 1600 per month
Then how much can I rent out ? In view if smaller unit size and limited facilities provided .

Therefore, Central need to be famous for its fascade and super security and quality tenants.

Don't regret for now. Perhaps later I can't say.

Why I say that? For now, I have been to midxxxxx actual units and the quality is one of the worst that I hv seen. Even the wall for rooms are not of brick, not even cement brick. Im not sure what material bt knock on it sound 'kuk kuk kuk' sounds like partition to me. Well that what you pay for 220k, location I guess.

But for rental, maybe tenant won't mind the quality as long it's cheap bt as buyer, its important cos any problem, tenant will call you. Leaking is the biggest headache esp fr external wall, must be superman to repair problem like this.

I fully agree with you on QUALITY and FINISHING OF Midfields

I rent there I know .
Finishing n paint work exterior walls .... I notice
Just less than one year, the outside building paint like worn out building and grass not always cut in the park.

Entrance n exit out from Guardhse is quite jam up because the guardhouse is located next to road itself without any extra space for cars in waiting for check in or exit etc
My hall air con leaks !

Back to where I was talking, I was worry about rentals as I was comparing on purchase prices .

CENTRAL SOHO OR RESIDENCE original selling price is relatively high . MF their original price starts at around RM 220k ! So these MF owners can rent out at RM 1300 n still make some to pay monthly maintenance fee.

CENTRAL OWNERS. Who bought at so much higher will able to only rent higher than MF if we push the
CENTRAL MGT to ensure CENTRAL is
5 STAR condo soho residence. This is the only valid reason for good quality tenants who appreciate super services, quality finishing look, security, smart lifts and 3 access security, beautiful inside and outside looks, taxi available for expats, super bright smart parking, etc

We all must push when completed . Meantime, the CENTRAL NAME must be associated as super 5 STAR. N not just another condo down the Sungei Besi lane .

Midfields 2 will launch soon and they harping on the same success price of sub sale for MF 1 which many Sungei Besi Agents are pushing from RM 220k to a crazy RM 460/550k
Now .... Without any add on to that same property!!!!
