Aslo read from HSC website that the Ascott one is having 80%-90% occupancy, sure boh??

How to get the good rental? Or there will be many visitors or their family who prefer to stay in Aragreens than the service apt. Then rent out RM1,000 per nite to these people, FATT loh!! icon_idea.gif

The current HSC along Jalan Ampang is next to British Embassy. This is a popular area for most foreigner's and their visiting friends.

Back to Ara Green and Ara Damansara in a bigger picture, this area is proven to be successful for freehold landed residential. Not much to shout for condominoums or commercial properties.

There are no short term solutions here.

Added on July 6, 2012, 6:22 pmjust got this news fr fren:

Li Ka-shing-owned Cheung Kong Group is buying The Citta, the new suburban mall in Ara Damansara

The Cheung Kong Group, owned by Hong Kong tycoon Li Ka-shing, is buying The Citta Strip Mall for an estimated RM245 million.

Sources told Business Times that the purchase was done through Cheung Kong Group’s ARA Asia Dragon Fund.

Citta, the new suburban mall in Ara Damansara, is 70 per cent-owned by German real estate fund SEB Asset Management and 30 per cent by property developer Puncakdana Group.

“There are a few conditions precedent that have to be met before the deal is completed and one of it is state approval,” a source told Business Times.

This project really overpriced. With those little equipment and price at 850 psf...crazy price. Those facilities are good but not everyone need it and no time for it as well. Worry will be next platinum damansara if sticker game now, or a lot of loan fail or pull out.

Indeed it is very overpriced. not enough development experience to warrant such price with unproven track record. Makes you wonder on build quality. However the parent business in healthcare could be cash strapped to support this venture even if it goes into a loss mode. it wouldn't necessarily be a bad news. Take Selangor dredging berhad for example which have done pretty well with parent business in mining and spin off development unit. Worse case doctors would be charging more customers an arm and leg literally to compensate for the loss.

Anyway, with such hefty amount, they would easily make a huge margin even if it doesn't have all their units taken up.

But still with that selling price....too ambitious.

Too greedy. The design is really so so only, with a lot of wasted space too. Outlook is very impressive but once come to price and back ground...I do not think so. Hsc is not big hospital chain but small group, is a bit scary for all their over promised design and quality with little experience high price.

agree that the outlook is very impressive but the so many space was wasted with its odd designed.

It was something special but doubt ppl would like it bcz the price can afford much more luxurious area product.

RM 700 psf is way quite expensive ...

Believed equally important is the master contractor & in this case, it's Putra Perdana, one of the most reputable one in town especially on Green Building. Built One Menerung, BSC, Pavillion Residence and many projects in Putrajaya...

Me too wondering who are buying at this location at this price. I check this out in April and May, they seem have a tough time of selling this.
