I personally believe the price is way too high. A 14xx sqft unit reaching 1mil which is crazy. Two of these units and you can get a nice semi-d just nearby.

11xx sqft already about 89xk. East facing main road, South facing a bigger main road with cross junction. These units better have a double glazed window (which no one there could tell me). North facing an empty land and Petronas station. West facing light industrial park and a river/drain. Only those 2xxx sqft are facing inwards or pool.

On the bright side, it has good use of space in their design and many variety of unit type to choose from with good quality things added in. I like the toilet design. These units look bigger because they don't have balcony (some units) and even the 11xx units only have 2 bedrooms. So indeed they look bigger.

As for investments, the pricing is not going to grow very much since it is already at ambitious price (this isn't tropicana nor m.kiara). It will have to compete with condos from Saujana like Amaya along with landed houses with is very close to the selling price and much bigger size too.

If for own stay, then your personal choice and instinct wins as it is purely your individual preference. i like the concept, but the size vs price isn't favorable for me for own stay. Perhaps targeting the more affluent people.

A bit of a caution to investor, having stayed in Ara Damansara for the past 5 years already. Please do a little check on the developer. I've been looking at the unfinish Platinum condo at Ara for 5 years now. It is an ugly site. Aragreen is almost similar to that. Unknown developer with one completed project at
Jalan Ampang and trying to sell 6 blocks of apartments. Doctors trying to be a developer makes me worry a bit.

Jay36, i have the exact same line of thought as you. In fact, i am too a resident at AD staying over more than 6 years already. Platinum was sold that time at near to the landed price as well competing with newly launched last few landed phase of AD. It is indeed an eyesore now. Back to Ara Green, the "developer" here is probably a try and see venture spinoff from the main HSC mother business which is primary on healthcare. It will most likely get financial backing to ensure that this project doesn't collapse tarnishing the mother company. This is unlike the tainted novice Dataran Mantin that failed delivery on Platinum as core development business trying to wear too big of a hat.

However, HSD should create entry project an positive impact that would be talk about from forum to forum. Didn't seem to catch on more interest on investment forums for the 6xx to 8xx sqft units which made me confused of the overall objective of this project. Maybe internal buy or sticker game. All in all, this is for own stay (by rich semi retirees) and not for investment.

Now you know how much the doctors at HSC going to charge you as well, premium rate like Ara Green smile.gif

The loji is quite far away, beyond the light industrial factory and not visible as well. So not really a concern.

I believe it is the same one, that same road is a big circle actually. See in google earth. The loji is facing the apartments (Sri Ara and Sri Meranti apt). It is on the west most side of Ara Damansara. Probably about 800 to 900meters away from the Ara Green site.

i found nothing on google earth and almost want to buy a unit there until i see the loji, not big but, it's there
if you want to see google map, check out the triangular "swimming pool" looking object next to Jalan PJU1a/7... blocks D/E/F will have the best view not to mention best smell

For units that is supposed to face the petronas station, the empty land is going to be another development mixture of retail + service apt, looks quite high density though.

Search for keyword "Villamas Ara Damansara" .

Now i know why the bigger 2xxx sqft units rather face the pool.

Indeed it is very overpriced. not enough development experience to warrant such price with unproven track record. Makes you wonder on build quality. However the parent business in healthcare could be cash strapped to support this venture even if it goes into a loss mode. it wouldn't necessarily be a bad news. Take Selangor dredging berhad for example which have done pretty well with parent business in mining and spin off development unit. Worse case doctors would be charging more customers an arm and leg literally to compensate for the loss.

Anyway, with such hefty amount, they would easily make a huge margin even if it doesn't have all their units taken up.

But still with that selling price....too ambitious.

Ouch, this is going to tarnish the name for this new developer who is trying to get it right for their first few projects. All other folks with this size, better gang up and vent it out at the developer.

Unfortunately, many development did not mention in black and white about their fittings in very detail upon signing the deal. Many times, developer would just stick in lower powered air conditioning (that can't really cool the room), small water heater tank that would not have enough liter capacity for shower for more people, small fridge, small washer/dryer capacity, display of induction cooker but actually given cooker hob (staring at you Sime). They just want to put a tick on the equipment given, without caring of the quality or ability for it to function for the tenant. Power saving inverters, practicality, and reliability? Not in their radar.

At times, i see even ppl spending more money to rip those things out and put in something of their choice. By then, you are already serving the mortgage loan for those unwanted equipment and fittings.

I hope other developer doesn't follow such negative footstep and ink their fitting specs black and white along with discounts (most don't, and might cause an issue with S&P legally)
