somehow i think soho concept can't be sold in shah alam...though it looked attractive but do you think the renting price can cover the loan for returns? hmm..

Shah Alam have a lot of Student, General Workers & Plant Operators.
Need to look for better location (near high-end commercial center or near rich students college)

Shah Alam cannot have pub/karaoke/cinema/all sort of entertaiment .. so Soho in Shah Alam will have more risk than any other place.

It all depends on whether you want commercial @ residential loan.

Commercial 85% MOF - you are not tied to 70% LTV for residential
Residential 90% MOF - better rate, just that

they offer me -2.3, with no mrta....
i want to buy mrta also, but now they said the quota has full, so if i need to reapply, i might need to wait...
got such thing???
