V12 SOHO @ Batu Tiga by LYL, worth to buy?

I've just registered for this new SOHO project by LYL Group at Batu tiga... Is it worth to buy?  Only 3k down payment... The design looks kinda nice and the package is quite attractive.. but too bad no DIBS that's why they give so much discount.. Attached is the details i got from their sales counter at Tesco Shah Alam.. Do you think is good for investment?...Please advice thanks.. Batu 3, Subang Jaya?
Actually Batu 3 is consider Shah Alam. Dunno whether SOHO can make it at this area.
But the package looks really really interesting since Menara U SOHO also quite successful.
Rebate 10% + 5% says it all ...

though it is located in Shah Alam but it under MPSJ.. Anyway there is a corporate park under construction by LYL as well at that site... http://www.lylgroup.com.my/html/property_s...=1&ProjectID=21Do you think SOHO can make it?

Soho in Shah Alam ? Maybe is not good idea.. developer is having tough time to sell..
So huge discount until you no need to pay the downpayment ...

when is the launching date? abit expensive... damansara foresta also less than 400psf after discount( the cheapest unit).somemore got dibs.. lease hold or freehold?

The package looks attractive. From the map, this looks like further away from the KTM station compared to Puri Aiyu condo which is nearer to the station. There are also 2-3 more condo/apartments next to each other at the same location.

I think this, like everything else these days, is severely overpriced. Nonetheless, if the booking is refundable and can be transferred, should be good to flip for a few K profit.
Highly doubt students will pay rent 1K plus for a 1-bedder, and MSU isn't even known for rich kids...

ya lor.. that's the thing~ dunno whether who is goin to rent there.. RM1500 for a soho 500sf is a bit expensive right? bcs the place is not really "wong" and very deep inside...

hey guys, i just booked an unit at V12, pool view after discount about RM230k discount 10% + 5%, Free legal fee for spa and loan agreement 1 year maintenance semi furnished air con, kitchen cabinet, washing machine and dryer RM3k booking only, anyone from here bought it? taiko taiko can advice ma?
