Just now saw their counter at mid valley somewhere near at the entrancance of the Carrefour. 1st phase got 199 units and it almost sold out 80% ...... Not sure the booking is true or not ......

Sound attractive..plan to get one oso..does anyone know market price at the surrounding area place? Does sales person statd that the developer will provide cheque for the interest bank chargers?

Not under HDA. Under commercial, thus can borrow loan up to 80-85%.
Also if more than 2 properties, loan capped LTV of 70% is not applicable under this circumstance.

Partial DIBS, developer give 5% rebate upfront.
Completion 2 years.
Means interest only for the remaining 2 years.

Developer prefer show Subang to attract more chinese investor, instead of Shah Alam. Maybe located of border line subang/shah alam. It can be Shah Alam address or mpsj tax door.

SA has 80% occupied by Malay. Some investor consider atleast 50/50.
So people consider further like kota damansara or kota kemuning.

Haha. Agree. Subang address is much better than Shah Alam and even Putra Heights or USJ. But Subang no more prime land for landed development, highrise got lot la.

Just went and spoke to the sales person in midvalley... entrance of care four.. well of course the property discounts look awesome, but am still contemplating if it would be a good investment... although, they said ...after completion they expect it to fetch 350k.any advice?

price is indeed cheap, but that area alot lorries, and lots of low cost apartment rite? price will be 350k? for 500sf? for leasehold? hmm... but the cheapest unit is only 232k after discount... lol

Been to the site today. Quite 'dalam' i would say. Not really lorry but industry area. Got some company like Panasonic and DHL nearby.
Tower 1 sold out. Tower 2 after discount still >500 psf. 500 sq - 650 sq. Highest floor (18th) after discount all around 335k.
Still bit expensive if you ask me.

i had made booking too due to the attractive offer. but once i went to the site i decide to cancel it as actually it's very dalam ,once u come out from batu tiga toll, then hv to pass by the sugar factory and go further inside....the actual site near by DHL factory there.....somemore after do a simple calculation, u will found out is still very pricey, around 480/sft after discount. i can purchase at DP Metropolitan Square d.. tongue.gif
