lawyer called me to take stamped SNP, but i want to wait until LA stamped first, then take together.... NOUVO owner

When you signed your SPA? I'm going to sign both SPA & Loan agreement this weekend. By the way, lawyer quoted me RM 5.5k for loan legal fees for RM 380k loan.

Is it reasonable?

Happy new year Xander. Went to the site to check out the show units last weekend. One of the agent, Coola showed me around and explained to me the DiBS and rebate. If I remember correctly all SOHO units are sold out, a handful of service residence units left. You can reach her at +6016 3733505. I'm going to place my booking fee for two units today. :-)

My interest in the above project is for investment purposes. Interested to know what is the rest of potential owners & and owners' point of view in the above project. If its for investment as well, what are the points that leads you to buy the units there? Hope someone can share...

Price is around 480/sqft (after rebate), options are 752sqft for 2+1 room and 900sqft for 3 room. Options are limited due to the launch was more than 3 months ago...

When I visited the site office last weekend, a lot of unit buyers are still pending their loan approval and SPA signing, these are marked with yellow stickers. Orange stickers are units with SPA signed and down payment fully paid (about 60%-70% of them).

Petronas is just next to the construction site. There's a proposed cinema (under negotiation with MBO) in the attached mall (part of the project). Other highrise under development in the same vicinity is Lim Kok Wing college's hostel block, I bet this condo is going to be student puller for people looking to rent out their units.

The agent (from PA International, valuation company) estimates the units to appreciate about RM100/sqft after completion (est. 2016). Estimated income for a 752sqft (2+1room) unit is at RM1,800. Please do take the estimation with a pinch of salt as PA International is marketing the project instead of being the official valuer.

Negotiation with MBO seems had been taken so long, still no confirmation? Maybe this is a tactic to attract buyers.

Huh? is it?? i thought the agent said all have been confirmed? MBO sure will be opened there???? Where did u get the news?? Am i the one just knowing this?

based on agent, MBO is confirmed already... They might have the signing ceremony at showroom site,,,

but when sign still unsure.. all need to wait until titijaya on board 1st...

hmm..... i think i signed around Oct... the lady inside lawyer firm called around Dec saying that already stamped SPA, ask me if i want to go to collect early for my kwsp withdrawal... such a nice lady

there are two agent company there.... CBD and another one forgot one name.... actually i think both same la... either one also no problem.... but u place two units???
why not consider o2 city ?

I really hope it will be appreciated like what the agents said... but not everything really like that they said la... they want to push sales only ma...
Lim Kok Wing is kinda far away from this, instead you have o2 city and other high rises which is nearer to LKW....
the best selling point of this is low density + cinema... other than that, it's just gimmick ....

but either way, i am buying this for my own stay.... so, i think not a problem for me...
if the appreciation is good, then sell out and buy a landed property... hehehe
