For service apartment, 18th and 19th floor is considered as premium floors? Anyone can verify this as told by PA?

Just got a call from HLBB about loan issue. Which bank offer is the best? Anyone can share? Btw, my unit is 901 sqft serviced apartment.

Anyway, it is normal for Developer to use this "tactic" for marketing reason nowadays. The area is all started by Puchong Gateway developer first which the shop lot is located right after LDP toll before exit to Equine Park. For example, Bangsar South was actually Kampung Kerinchi before this. biggrin.gif

Guys, below are the terms offered by HLBB:-

1. Margin of financing up to 90% + 5% (MDTA/MRTT/CMV and FLV)
2. Interest rate BLR-2.35% p.a.
3. Tenure up to 30 years or age 65 whichever earlier
4. No holding period and Early Termination penalty

Yes. It differs a lot over 30 to 40 years tenure. So I'm still waiting for OCBC and maybank offer.

Guys, for those who got letter from developer to sign S&P, when you guys planning to sign? I just got the letter as well but I thought they should call us instead and not waiting for us to call?

And when we have to settle the balance payment? Upon signing of S&P or upon binding of S&P?

When you signed your SPA? I'm going to sign both SPA & Loan agreement this weekend. By the way, lawyer quoted me RM 5.5k for loan legal fees for RM 380k loan.

Is it reasonable?

The lawyer mentioned that those free item such as air-cond, kitchen cabinet with hood & hob will not be mentioned in SPA and developer will refer to booking receipt which stated these.

Is it true?

For those who signed SPA for service apartment, please comment.
