Very cheap lor. New kl development and olerdi developed all cost far higher. Bintang goldhill unit come with 2 carparks same size as unit come with 1 carpark. Price different is rm100k+. Just for extra car park. It transacted 2 years ago. 2 years ago horizon olerdi selling 70k above just for carpark. Now hitting 100k above

Car park without anything, no wall no fitting no nothing also need 1500 psf Crazy lo !

But if 40 per hrs then superb value of return.

Yeah.. this is the draft out plan from.government to stop the private vehicle access to kl city. And encourage people take MRT and public transport. But too expensive 40 per hour... Must increase carpark fee but not that high..lar...later everyone park at road side...Lol....Car park seriously worth it. TIKARAM kor u heard me...lol.... Most Developer only limited to 2 car park for small unit. Horizon only allow buy extra 1 carpark for unit size of 900sf which olerdi come with 1 car park. And usually studio unit don't come with car park. Quite surprise robertchai got 1 carpark for small unit.

The Car Park "investment?" (I had thought about it) problem Is in MY you can't sell your Car Park separately, whenever all the car parks Must sell Together with your house unit, you buy more than 1 extra (say original allocated is 1, you purchased another 2) you (most of the people) may suffer more (particularly mentally-suffered later)

Extra car park u can split out to rent and keep 1 for your own.
Sibeh posh er got 1 more car park in the city for own use even unit rented out. No need to renovate after few years. Upkeep cost is low. Your room after few years bocok here and there..

Yeah. Also restricted by developer.... 1 studio come with 2 car parks very good for future subsale. Buyer will to pay more to get the "special" unit.

Yeah...true .. It become all in 1.... Sell your unit mean sell all your car park. But can get premium price compare to other.....

Ya now already RM3,000 , 4 years to go, upside 300 - 600 for rental should be reasonable.
some more by the time Swiss garden may look old and tenant may look for new 1 icon_rolleyes.gif

I always think for the worst circumstances , if market over supply , I might just rent it at 2500 to cover for the installments , by that time I already enjoy the capital appreciation

went there this afternoon... not much left... left also those near water pump... else fully furnished...
the one i was asking is on the 18th floor at 760k after discount for 624sf...

comparing price wise, for new development, it's pretty ok...
problem is the downpayment... if i'm forking out 75k... i have other subsale options around MK and KLCC area...
the plaza mayat is a real eye sore...
swiss garden has a bit more exclusive location IMHO...

anyway... too expensive for rental... barely cover anything with that price plus the 50cent psf maintenance doh.gif
