Assume they break tower3 into 3 phase. Total 418 units 139 units per phase.

avg increase price for the coming phase 350psf

350psf x avg size 600sf unit =210,000 per unit

250 unit X RM210,000 = RM52,500,000

GL easily can make extra 52mil from Robertzai drool.gif

GL is cash rich so I think they don't mind if the take up rate is slow, in fact see no hurry for them to sell. They must have regretted selling too fast for phase 1.

We shouldn't jump into conclusion too soon. Now they just launched first phase. I guess nobody knows the price for phase 2, 3 & 4. Maybe there won't be any increment at all & only 2k or 2.5k increment per floor. I said maybe only lah.

The absolute figures may vary, but the principle of maximizing profitability is there.

Developers hold units and selling properties at different time with increased pricing.

Developers playing the game all the time. Not just GL.

From developer point of view, selling too well is definitely very undesirable.

May I know what exactly the deferred payment scheme meant?

Is it we can pay the loan in more way?
I do came across few developments applying such scheme but still have no any idea on it.. icon_question.gif

It means you can pay your down payment in installments (maybe 1 year or 1 year plus) then after that only you'll start paying interest to the bank. For The Robertson's case, we only start paying interest to the bank around 1.5 years after we signed SPA. Hope it helps you.
