Hi Type A = 1426 sq ft and Type C = 1425 sq ft, so both total size same just slight different in layout. Type C is the one & only type for the whole phase 1 n in Block C only...

Above price still have 8% rebate right so should be RM786k - 851k

Psf is highest for Unit 8 and 3A and lowest for Unit 1. Range difference RM15

Total number of units booked:
1=9 units booked
2=3 units
3=3 units
3A=0 unit

6=5 units
7=6 units
8=7 units

Strangely highest demand is for Unit 1 which is non pool/forest facing

Unit 8 is worth it, initial thought it's corner unit but as per floor plan not really as the master bedroom has no side window also. However Type C kitchen has more windows

Yes, overall strange patterns but seems to imply no more flippers at this price n most are own stayers

As at 2,15pm total 48 units booked. Most popular was unit 8, type c facing forest. All booked from level 8 to 20

The Star article mentioned that other residential projects in the locality are marketed in the range of RM650 psf and as high as RM800 psf. Are they benchmarking against Damansara Avenue and DPC?

I think they believed there was reason for the slow sales in Block D becoz half of the Block face west and highway and if one is paying RM700k n above, they don't need to choose that.

The price increase from D to C was minimal as compared to from A to B and from B to D.

However I think they are now scratching their head on the slow response for C...

I think one forumner sum it up well, same thing for the fourth block now, no excitement liao, think they can only work on more marketing creativity, hope no price cut like TA did with DA through agents...
