BSD currently only has lower to mid end apt/condo. The most expensive one is Paradesa Tropika only. This part of the town will change after DA and FD are VP.

Totally agreed, waiting to see the outcome of the retail lots at altivo Damansara avenue

Thanks for the tip.  I should have done my research before even making a booking.  Teach me a lesson that one cannot be impulsive when buying property.
This is all so new to me...so am gonna take my time to find a place that's really suitable.  Heard MK is has a surplus of condos and prices are falling, lots of people moving out of MK.
Am seriously considering Li Villas in Section 16 instead.
*
Li villas is subsale but S16 is a good place very strategic

As investors, i will agree with u, it is a bit too late to go in.
As own stayer, i believe it is still a good buy, for a unit around RM550psf, facing 21 acres of natural greens with facilities. The one and only in KLV.
Even places like Seri Kembangan, Cyberjaya, or Bkt jalil is selling > RM600psf
*
Agreed that the greens is the most attractive concept for DF, other pro n cons sort of balance out.

If not for the reason that those greens sit on class 3 n 4 slope, no developer will give it out n not develop it. That's why this developer has to go for the high density to compensate...

But the green upon handover to MPPJ will be open to public...

That will happen after mppj take over.
As residence I don't mind it to be shared out, as such DF gain more publicity and popularity, it will also have positively effect on the price appreciation.
For example DPC lake and waterfront community mall also open to public.
*
The issue would be parking for the public...

From the master plan, did not notice any plan for public parking...

i think the sky garden will look over the hill... can see the whole PJ and KL maybe

http://pictures.my.ippstatic.com/realtors/...57eb2d1a5fe.jpg

by the way.. saw from the model that they have a lobby for car drop down at block A. right? then a road go up till the facilities floor.. where the road to?

https://lh5.googleusercontent.com/-npjFtp-y...%25288%2529.JPG
*
The view from the sky garden should be breathtaking due to already 180 meters above sea level plus 38 floors up, sky lounge of Reflection by Glomac is at 39th Floor but on normal sea level n is claiming to be the highest in this area...

For DF, understand that the entrance is direct to your car park level so you no need to drive your car round n round to go up the carpark podium...

Imagine if you built a 37 floors on 180meters high ground from sea level, it meant the building is approximately as high as  82 floor from sea level.(180M / 4 meter(per floor) = 45 floors + 37 floors). You may not need to fix aircond at all for your unit? Saved a lot of electricity!?  thumbup.gif

Just my observation.

*
That's why developer no give aircond free using this excuse brows.gif

I like the way u decribe. After the heavy workloads on the working days, u back home at 6pm. Bring a bottle of wine/ champaign (or sparkling mocktails for Muslim) to the roof top garden at "82th floor from the sea level", enjoy the cooling and cozy moment, check the sunsets, chit chat with your love ones, and then call it a day.

Such an enjoyable moment.

See u there 3 years later! If got good drink share little bit lah!

The tower at DF is telco tower or radio/tv?

It's a celcom tower. Has been there more than 10 years

Is the tower on L&G land title? Is celcom paying rental to L&G?

Phase 2 two blocks, phase 3 n 4 three blocks each.

Since this is residential land, developer will still want to maximise number of units per acre instead of plot ratio hence will continue to see bigger units.

Hopefully product differentiation for future phases will be interesting.

Ccris is a report by BNM, BNM only deals with banks no prop developers. Even the late in payment is due to developers' DIBS. The late payment will still reflected in the ccris report. You will score a '1' each month your account got late payment.
*
If confirmed L&G constistent late payment on the DIBS will affect our ccris, we should all group up and complain...??

I don't see its logic. BNM has other more important thing to do!? Late payment for a short period of time shall not affect your CCRIS. Just my opinio biggrin.gif n!
*
No, the point is if we go for new loan in the future, it will show under our name in the ccris report that there have been past delays in payment then we will need to explain to the bank that the information in the ccris is due to developer's delay and not our fault, otherwise it may affect the loan application in certain way.

Any bankers here can advise?

How is the construction progress?

So far all the pictures are taken from ground up...can developer show the site picture on their website or facebook....

Curious to see how much land they have to clear to construct (or how much forest land has been removed) and how near to the hill...
