Added on September 6, 2012, 5:06 pmI took the 53,274 sq meter total land area for Phase 1 of Foresta (as per our S&P) and that's convert to 13.2 acres. Total 928 units over 13.2 acres is 70.3 units.

Window on the Park by Selangor Dredging which is one of the highly acclaimed low densitty project selling now is 540 units on 8.9 acres so per acre density is 60.7 units

Does it mean that the density of Foresta is only 10 units more per acre than WOTP?

Is the 13.2 acres land area for Foresta actually correct?

If the density per acre above is correct, DF density is only 10 units per acre higher than WOTP? Compare to Aragreens which claimed to have one of the highest communicty space of above 60%, their density is 93 units per acre (700 units/7.5 acres), even higher...

Actually what range of density per acre for residential is considered low, average or high?? icon_question.gif

So how to reconcile the above as the comment on DF is always that it's high dense??? Can we now claim that DF is actually not that high dense hmm.gif

Actually at what floor and above can see across the mountain into DP?

Still can recall how much they are selling for the Block A 25th Floor?

Any indication on Block C launch, it has been 7 months since Block D. Do they really want to clear all the 3 blocks first? Looks lile Block C will not have too high price up

Yes, understand that the costing for retainer wall is very high n only few suppliers in Malaysia, if have then very good for developer as selling point to anyone with fear of soil erosion. Remember L&G MD said they are spending RM20m on slope protection work...

From the brochure pictures and scale model do not seem to have the retainer wall around the condo...anyway just guessing...

During launch was RM775k (RM496psf after discount) so they have marked up abt 6.7%...

all i know is to go through segambut dalam n exit sri sinar kepong n then proceed to sri damansara to avoid the RM1.60 LDP toll...

from NKVE join to Plus North South Highway only have exit at Kota Damansara n Jalan Duta toll station, right? Is there a exit in between that can lead to Sri Damansara?

Yes, if from RM550 psf from lowest floor n total 30 floors up n at RM3,000 per floor up that's about RM2 per floor so can beach RM600 psf liao...for the top floors flex.gif

I checked Type A1 on 35th Floor of Block D was doing RM585 psf net so RM15 psf increase is only 2.5% higher than Block D...

Here come RM600 psf for Block C...

Think Block C should be same floor plan like the other 3 as per the slaes brochure becoz this is residential title they want to maximise unit per acre rather than plot ratio like commercial title

Arie is landed semi-d and bungalow lah...

For block A btw level 23A n 25 there was a jump of rm 20k in price, is it becoz from 25th floor onwards can see over the hill?

Anyone can confirm actually what level can see over the hill into DP? Is it different floor for diff block?

Comparing nearby new launches, Damansara Avenue start from RM600psf up, Desa Park City easily RM650-700 psf onwards so for DF at nett RM550 to RM600 psf still looks quite attractive...and the forest concept...

The downside is the high dense...many internal competitors

Purchasers would have no rental game plan as that's surely not workable, so only own stay or flip (especially those early purchasers)...

Pretty hard to guess. Block A sold out in 3 days (low floor 8th to 21st units sold out within 4 hours) to a week. Block B a week or so. Block D 70% sold due to unit facing (west).

We will know from this weekend response. After all block C supposed to have direct forest view, no west facing n furthest from the telcom tower n hence the most premium pricing for phase 1

Did they sell the 4 penthouse for Block B? Becoz saw was with stickers last time n no price

Block C will have penthouse too I think at the 37 floor
