QUOTE(| KENZO | @ Sep 5 2012, 11:57 PM) Think it should be total 549 sold out of total of 928 as at 30 Jun 12.Out of the 549, 502 chinese, 42 bumi & 5 Indian...so over 90% chinese purchasers But 3 towers launched should be around 696 but if only 549 sold then unsold is 147?? Or because delay in signing S&P by developer but actually more units have been sold??? Added on September 6, 2012, 5:06 pmI took the 53,274 sq meter total land area for Phase 1 of Foresta (as per our S&P) and that's convert to 13.2 acres. Total 928 units over 13.2 acres is 70.3 units. Window on the Park by Selangor Dredging which is one of the highly acclaimed low densitty project selling now is 540 units on 8.9 acres so per acre density is 60.7 units Does it mean that the density of Foresta is only 10 units more per acre than WOTP? Is the 13.2 acres land area for Foresta actually correct? This post has been edited by CMW123: Sep 6 2012, 05:06 PM |

QUOTE(CMW123 @ Sep 6 2012, 10:11 AM) Think it should be total 549 sold out of total of 928 as at 30 Jun 12. If the density per acre above is correct, DF density is only 10 units per acre higher than WOTP? Compare to Aragreens which claimed to have one of the highest communicty space of above 60%, their density is 93 units per acre (700 units/7.5 acres), even higher...Out of the 549, 502 chinese, 42 bumi & 5 Indian...so over 90% chinese purchasers But 3 towers launched should be around 696 but if only 549 sold then unsold is 147?? Is the 13.2 acres land area for Foresta actually correct? Actually what range of density per acre for residential is considered low, average or high?? So how to reconcile the above as the comment on DF is always that it's high dense??? Can we now claim that DF is actually not that high dense |

QUOTE(1282009 @ Oct 3 2012, 11:51 PM) Good progress there i guess. The tele tower looks smaller fr the pic. Haha. The drain seems just built but didnt see the retention wall for the slope yet.. So there will be retention wall, something like the one we see when we drive up the slope road towards the sales gallery? If yes, very good bcoz very high cost one... Added on October 4, 2012, 11:12 am QUOTE(cheahcw2003 @ Oct 4 2012, 12:04 AM) 1)Most ppl worried abt the current access road, was told that the access road from the bridge of nkve to the side will be widening from 2 lanes to 4 lanes. This is the condition imposed by Mppj b4 they handover the phase 1. Good that they change the product for phase 2 or else all same same broing and too many competitors when selling...2) the construction land is made of granite so it is quite solid. 3) the hot spring pool inside the jungle is natural. I posted the hot spring picture like 6 months ago, it was the place where the orang asli residing for hundreds of years, they hv been compensated and moved to other places. 4) the jungle facilities will be built phase by phase. 5) phase 2 land is smaller, there will be only 2 blocks, most probably they will build duplex for entire 2 blocks like Armanie in DP. The living room will be the double volume overlooking the natural forest. Shd be quite cozy. Size and price not sure. The above were what I found from the visit. There is one drop out unit at Block A 25th floor which I think quite value for money, interested can contact the Sales. U mean like this wall? Is that expensive? I've no info on that. Hope such wall will be built all around the condo.. Yes, understand that the costing for retainer wall is very high n only few suppliers in Malaysia, if have then very good for developer as selling point to anyone with fear of soil erosion. Remember L&G MD said they are spending RM20m on slope protection work... From the brochure pictures and scale model do not seem to have the retainer wall around the condo...anyway just guessing... |

Is it not provided under the law for alternative toll free road? all i know is to go through segambut dalam n exit sri sinar kepong n then proceed to sri damansara to avoid the RM1.60 LDP toll... from NKVE join to Plus North South Highway only have exit at Kota Damansara n Jalan Duta toll station, right? Is there a exit in between that can lead to Sri Damansara? This post has been edited by CMW123: Oct 9 2012, 02:29 PM |

QUOTE(cheahcw2003 @ Oct 15 2012, 03:57 PM) this is what i guess also, lower floor from 550sqft. Yes, if from RM550 psf from lowest floor n total 30 floors up n at RM3,000 per floor up that's about RM2 per floor so can beach RM600 psf liao...for the top floors Block D facing West side will take a while to sell. When Block C is fully sold, then ppl will consider Block D west side. I checked Type A1 on 35th Floor of Block D was doing RM585 psf net so RM15 psf increase is only 2.5% higher than Block D... Here come RM600 psf for Block C... |

Block c should potong kecil like 1000sf and sell 700psf Saw a project down the road The Arie looks really good Arie is landed semi-d and bungalow lah... |

QUOTE(cheahcw2003 @ Oct 17 2012, 12:26 PM) booking fee is 2%, the 600psf price is before the 8% discount, so the nett price will be from RM552psf onwards. So by paying the 2%, there is no need to pay the RM10,000 like last time?so after paying 2% and loan approved, can immediately sign SPA already. After SPA signed, developer will give 8% credit notes. Last time discount with the payment of RM10,000, the rebate was about 9% so now is 8%, so about 1% less... But if start from RM600 psf for lowest floor then Block C has 37 floors (30 floors of units) so each floor up RM3,000 or abt RM2 psf per floor, then top floor will be RM660 psf or RM607 nett... |

QUOTE(stevecheahsw @ Oct 17 2012, 05:35 PM) $600 psf is not exp for this area, this is a future hotspots, and freehold , after they launch Blk C, next year maybe 1st Quarter going to launch Phase 2! How much they want to sell on phase 2?? Comparing nearby new launches, Damansara Avenue start from RM600psf up, Desa Park City easily RM650-700 psf onwards so for DF at nett RM550 to RM600 psf still looks quite attractive...and the forest concept...The downside is the high dense...many internal competitors Purchasers would have no rental game plan as that's surely not workable, so only own stay or flip (especially those early purchasers)... |

QUOTE(1282009 @ Oct 17 2012, 07:20 PM) +1 but rental should still be ok, maybe no ROI? We will know from this weekend response. After all block C supposed to have direct forest view, no west facing n furthest from the telcom tower n hence the most premium pricing for phase 1Added on October 17, 2012, 7:23 pm Pretty hard to guess. Block A sold out in 3 days (low floor 8th to 21st units sold out within 4 hours) to a week. Block B a week or so. Block D 70% sold due to unit facing (west). Block C? Did they sell the 4 penthouse for Block B? Becoz saw was with stickers last time n no price Block C will have penthouse too I think at the 37 floor |
