Is it beside the Tamil school somewhere near the river?
Saw a marketing agent setting up booth in Yaohan OUG like nearly a year ago, I guess the reception was not so good.

Today went there.

Overall are okay. Not very impressive for that kind of price.
Concerns:
1. Maintenance fee is 0.38 sen not yet include sinking fund
2. developer is 1st time building property (show unit is run quite badly) They didnt really show what is included and what is not. Sale agent also dont really know.
3. From the show unit, the material are not made out of good quality. Considering the price, I expected better.

Though with all these, it is almost 60% sold out. But it look like a sticker game as today is the first day of launching.

For that type of price, rather go for KL South or Avantas along Old Klang Road....

If really 60% sold out, then very likely it's sticker game. With that sort of pricing and current investment climate, it's not possible to achieve 60% sales. rclxub.gif

is the development too near to the river? not sure the soil can support the building structure. afraid landlside on river bank or flood. I heard that area prone to flood and it happened before.. what are your thoughts?

As far as I know, this project is not located too close to the river, as there's a building behind. I do concern about the smells too, but I believe the government is trying to improve the river quality by doing the "river of life" project.

No doubt to say that the location is good, traffic congestion? I believe all the condos are facing the same issue nowadays. I only concern "window to window" problem, I hate it becoz nowadays high-density buildings always face this issue and I don't want to pull down the curtain and having with no views due to privacy.

I don't understand why people are so concerning about the showroom quality, it is just a showroom, they won't include the showroom finishes to the unit, in fact, I would like to know the quality of the shell and core finishes e.g. skim coat, plaster and paint? windows?, quality ironmongery, sanitary fittings etc.

If possible, I would like to know the brand of the lift, some developer will use dodgy lift, U might spend 15min waiting time to wait for the lift especially if your unit is at level 32.

the quality of the building is determined by the reliable building contractor, and common facilities such as gym room, security, main hall, etc... would determine the increment of the property price in the future too.

There is no wrong about this property, people might in doubt about the quality of the building, I would say if this is the first building to this developer, they will ensure all the fit outs are in tip top qualities so that they can take this building as the successful project to market their up coming projects.

I believe the piece of land is owned by the previous metalworks factory. It could be that they are hoping to jump into the property gravy train to reap cool profit... icon_rolleyes.gif

I wouldn't trust the gowemen able to pull off anything close enough to improve the rivers in KV.

People's normally associate the showroom quality with the actual unit quality. That's the purpose of "show"room, ie to show people.

There is no relationship between first project vs tip top quality.
The marketing pitch of first project developer will normally pitch that, but the actual fact tuns out there is absolutely no relationship between the two. It's just marketing pitch.

evening will jam until scott garden pula..

want to go PJ or Puchong also cannot...need to uturn at OUG junction instead unless u brave enough to cut into fast lane immediately and make a turn at Puchong junction...

I purchase properties based on facts and figures, I'm a design development architect, mostly dealing with developers' projects including East & West Malaysia properties.

There is not right or wrong as every property will have their pros and cons, I share my opinion because I don't raise superficial or broad statements by stating the traffic jam since it is a common issue in KL.

They are revising the design of the common facilities at this stage which I think they should have done it earlier before getting DO. 80% piling is done so far. Provisional sum given to this project in sanitary fittings and ironmongery are around mid to high end level but actual wise need to be confirmed.

This project has been delayed for almost a year due to the land issue that need to be surrendered to DBKL for road widening in the future since 2011. The layout is firmed since BP submission and AP have been approved, the condo facade design might need to be revised if possible (above image was a proposal back in 2012), the podium design is totally obsolete because the developer would like to make a luxury feeling by adding big glass and LED on the facade (not practical). Common area such as swimming pool is not firmed yet but PC sum has been allocated.

To smokey, If you think traffic jam is an big issue, then don't live in KL, I wonder why people spend RM1200 per sqft just to live in KL central even though the traffic is 10 times worse than suburb area. Oh well, I will leave it to you to decide, no hard feeling laugh.gif

To zachozoi, I agree with you that the maintenance fee is on a higher side, perhaps they can confirm further if it comes with better facilities, like gym room with A/C, mini library,mini cinema room...etc.. Oh well, bare in mind, RM0.20 per sqft for maintenance, the MA might be facing a big issue as they can't afford to employ good security services. but I believe future JMC will work hand in hand to improve the facilities once the condo get extra funding.

To puchongite, I disagree with you, the showroom is just to give U an idea about the size of an actual typical room layout. according to HDA, that doesn't mean what it show is what U get in your unit except the shop drawings stated in your SPA, developer can spend a million ringgit for showroom renovation, if they include all the interior fit-out to the unit, kindly let me know, coz I will purchase 10 units. rolleyes.gif But I do agree with U regarding the tip top quality factor, unless stated clearly, otherwise chances to this promise would be 50/50.

Is this residential title or commercial title? Land size? 220 units?

Perhaps they should cut the facilities as not many residents are using the in house facilities wink.gif keep the basic facilities will do.

With a minimum salary policy, security fees will be increased over the time.

By the way, where is the exact location? Lol
