Oh well, bare in mind, RM0.20 per sqft for maintenance, the MA might be facing a big issue as they can't afford to employ good security services. but I believe future JMC will work hand in hand to improve the facilities once the condo get extra funding.

To puchongite, I disagree with you, the showroom is just to give U an idea about the size of an actual typical room layout. according to HDA, that doesn't mean what it show is what U get in your unit except the shop drawings stated in your SPA, developer can spend a million ringgit for showroom renovation, if they include all the interior fit-out to the unit, kindly let me know, coz I will purchase 10 units.  rolleyes.gif But I do agree with U regarding the tip top quality factor, unless stated clearly, otherwise chances to this promise would be 50/50.

Podium is commercial so I would say it is a service apartment. The design is not firmed yet as the design is still revising. People may not so aware about this project because the developer didn't appoint a good marketing team to polish the property. blush.gif

The developer are Premium Developer Sdn Bhd.

They are the No.1 Manufacturer in Malaysia, called Toong Foong Industrial Company, manufacturing wire mesh products.

What have they done?
The entire stretch of Johor to Singapore highway, the side fencing are all manufactured by them.
That's their core business.

Now Premium Developer Sdn Bhd. are 1st time developing this project (Benteng8)

Last update was sold many units to "oversea investors" wor....though this project is so near to Petalz, but the end results very far apart. It shows that not only location matters, marketing, promotion and concepts equally important.

if the developer has financial means, they can continue to build the condo nicely, I believe eventually will have buyer geh... As the psf will seem to be cheaper and cheaper...

I believe the micro-design is not ready yet. Therefore, you may notice the design will keep upgrading before the end of construction period.
Furthermore, this is the first project to Premium developer, Marketing strategy may be lack of concern. 60% of the units are expected to be oversea buyers.

I perceive it would be the mutual trust between the developer and the foreign buyers mainly from China. Although RM550-600 per sqft is not considered high in the current market value, but to foreign buyers it will be really cheap and the S&P transaction could have even be easier if the developer is using the bank of China.

As long as the sales target reach 60% before the date of completion, I don't think the developer would be worried of..
