I perceive it would be the mutual trust between the developer and the foreign buyers mainly from China. Although RM550-600 per sqft is not considered high in the current market value, but to foreign buyers it will be really cheap and the S&P transaction could have even be easier if the developer is using the bank of China.

As long as the sales target reach 60% before the date of completion, I don't think the developer would be worried of..

any more news on this Benteng8? heard they are re-launching after CNY2014. apparently some design changes... But i find it totally weird that its ALL 2 rooms. As i understand, the +1 (utility/study room) is because apparently you need a certain minimum size in order to call it a ROOM, else it ends up as a +1.

Anyway, how's the price if its at RM600psf? ++all the promotion and stuffs. I see its 'walking' distance to the KTM, is this a selling point given that all units comes with standard 1 carpark? I wld presume rental about RM1500-1800 range.. but with 2 rooms, might be a chanllenge getting RM1800, so it'll be -ve cashflow.

For appreciation, say end of 2015, you all think the area there can afford 700psf? The plus point is that it's near downtown. Even the cyber end of puchong is launching condos at RM600psf now.. this benteng8 is, justifiably ok.. but the competition from the surrounding lower range apartments might pose a challenge.

Would be great to hear your views/thoughts/insights on
1) Rental (can the area there support this)
2) rentability (KTM nearby.. easy tenants?)
3) Appreciation for the area (~700psf boleh?)

Of course, if you've bought a unit there, wld love to hear ur reasoning. You can PM me directly. thanks!

Within 500m shall be considered as walking distance... so I don't think it is a walking distance too
