last update we got was no date for Block B yet.. none the less you can check it out at their office at Jalan Robson.. I believe they would have moved the mock model from MAPEX back to their office.

yeah...that abandoned building is an eyesore.. but if all goes well, let's hope the revival will be done by the completion of the condo.. would be good for residents as well if they're more shops within close proximity..

Just checked with my sales rep. They have secured UOB and Kuwait Finance House (KFH). Either one of these banks will be calling us soon. More banks coming soon. Show unit will be completed by end of November.

Which floor did you book?

You can check rental rates for Dynasty Garden on iProperty. Since it's just right next to Palace Court, should be relatively a good comparison.

I think it depends on your own need? For me most probably it will be for investment but will see what happens 3 years down the road. Personally, the location is not bad for own stay or investment, strategically near to both KL and PJ and good amenities nearby. Just my 2 cents.. hehe thumbup.gif

Are anyone of you in touch with Vong from UOB bank for Palace Court's loan? I got in touch with him and I am preparing my documents for him to propose a loan offer.

His tentative offer:
BLR-2.4 with DIBS
max Tenure til age 70 / 40 years
Up to 90% + 5%
lock in 3 years / 2% penalty

Most probably will meet him up this week to have a chit chat on this.. Who wants to join?

The lock down period starts ticking from the first draw down. So if you bundle legal fees and MRTA into your loan, the first draw down is basically quite early.

Btw.. Terrence Tea (from BHL) told me today that bankers will officially call all buyers next week.

Hmm.. just talked about types of loans and stuff like that and submitted my documents to him.

Few important points (at least to first time owner like me la..hehe):

1. Since BHL is offering DIBS with selected banks (UOB being one of them), we can only opt for Semi Flexi Loan. However, we can switch to Full Flexi Loan in the future (after completion) if we wish to.

2. BHL has yet to accept UOB's loan package. Pending confirmation

3. UOB do not have islamic loans

4. 3 years lock down starts ticking from first draw down with 2% penalty

5. Rate he is giving is still same as previous: BLR -2.4

6. He mentioned BHL is not covering the S&P stamp duties. I asked Terrence Tea from BHL and he has confirmed that S&P legal and stamp duties will be covered by developer

Will see if other banks call me soon..LOL
