price seem not too expensive coz smallest unit 936sf if u x 380psf less than 400k after 5% early bird rebate. Accordingly from the shell station trafik light is the only way to enter to the condo which u will have to by pass left side abandon shop office & right side rundown apartment heard that is still without CF. Well, find that this side of kuchai abit rundown & not so convenience comparing to Dynasty side which is completed with bank & eatery shop & of coz distance to Scott garden, Midvalley & city centre is nearer. Good luck to the investor but i still cannot make up my mind for this Palace Court yet?

Nope. To avoid congestion and parking problems. they diverted the entrance to the top left corner of the site (refer to the google maps in the first post). However, there will be a walk way next to Dynasty Garden (for humans only) connecting Palace Court to Kuchai Entrepeneurs Park.

I know pricey for UOA project. In term of location and quality ( not to say palace court not good quality ) .
Come back to palace court, 4 tier securities and condo facilities + price r very affordable and 5% downpayments which will interested by alot of investor. Locations wise r ok.

bought one yesterday, 936sf@rm393k. package c/w 5% discount, free snp & disbursement, DIBS, maintenance + sinking ard Rm0.22 psf.

Free 2 indoor parking lots as well. Hope that is a good investment.

Left 1st floor car park level
Price for bigger unit around 500k before discount

Plus point for this development is 2 car parks

bro, ytd nite i went there at 8pm+ ..small unit sudah sapued clean clean liao ( lower than 4 floor still ada )...if ada, i pun nak 1 biji.
tapi no good view + units. bigger units tak ada bullet. haih.... cry.gif

Yeah.. ppl sapu so fast yesterday. I prefer higher la..so less ppl rebut..

I hope the low cost apartment and abandoned project won't affect the entrance much ler..
