Went there just now, is like pasar malam.... 934sf unit all sapued only left those lower unit.
i still comparing with uoa , however, my frens sapued 2 biji there ( other frens sapued 10 biji all for investment )

I know pricey for UOA project. In term of location and quality ( not to say palace court not good quality ) .
Come back to palace court, 4 tier securities and condo facilities + price r very affordable and 5% downpayments which will interested by alot of investor. Locations wise r ok.

All developer has their so called style of refund.

Loan approved at 60% sure can get refund eventhought at 80% u can easily get back refund.

Even some cases approved at 90%. they able to get refund if the buyer doesn't wan it anymore. Developer still can sell the unit to potential customer with higher price? Or so call under*able. U know Malaysian style? Alot of way can make it.

i wanted to know how the sales for the Block B....
shouldnt put that high price at RM440... is huge jump from A to B...
doesnt make sense.... if RM440, plenty of choices to be very frank... whistling.gif

4. Clause 10.1 The Purchaser shall at all times duly observe and compy with the House Rules. The indicative House Rules are annexed hereto as the Third Schedule and the same shall be subject to changes and amendments by the Management from time to time and at any time hereafter at its discretion.

5. Clause 16 security system .... The developer does not warrant the performance, operation or adequacy, quality, upgrading of the security system. So how abt the cctv that they provide?!! Is it not warrant in this clause?


6. 2 covered car parks are NOT stated in any clause or schedule in DMC or S & P
Actualy I am first time buyer.. I not really knw all this should be standard clause in DMC or not.. I just feel like unfair to purchaser like us if anything happen cause all the clause is protected developer only. Hopefully you all give some comment.

If they selling at RM 520 PSf. Do u think Ppls will go for palace court or km1 , savanna le yuan, the leaf? IMHO , I will definitely go for others if the pricing so high.
The zest is totally diff case, because RM 230 for very very 1st phase and Vp at RM 400-420 Psf which I think is very reasonable!
But again, PC 1st phase selling RM380psf and block B selling at RM520psf ?Is this a joke guppy11?
